Great hotel in fine location
Clean, comfortable hotel with adequate breakfast and good coffee. Shopping centre 5 minutes walk up Soi 2. Quiet end of Pattaya but baht buses run at all hours down Beach Road and back again down Second Road (10 baht if you've not used before). 5 minute walk to Soi 6 if that's your thing. Good wi-fi , clean bedroom/bathroom and coffee making facilities. Would stay again

Hidden charges
When we checked in we were told that we would receive only 2 vouchers per day for meals although there were 4 of us booked. The receptionist then proceeded to call her boss in Bangkok to clear up the problem. She spoke very quietly in Thai to attempt to not disclose that she had felt we did not pay enough through Expedia to receive the additional vouchers. After clearing the issue with the meal vouchers we went to the room. There only 1 of the 2 beds had sheet, pillows, & blankets. I requested that the other bed be made and was told I would have to pay extra for linens on the other bed. By this point I had just finished traveling for 30 hours prior to arriving at the hotel and in no mood for such games. After a call to the receptionist went nowhere I proceeded back downstairs were I requested to speak to someone in management. I was told that that Pattaya location had no manager and that the only manager was in Bangkok. After a very heated and angry exchange with the receptionist that offered very little empathy or customer service skills I demanded to be put on the phone with a manager. The reservations manager that I spoke was almost no better at offering quality service or for that matter any sort of managerial skill. Not until I threatened to contact Expedia and cancel the reservation did they agree to make up the 2nd bed. The rest of the staff at the hotel were great. There are too many good hotels in Pattaya to ever go back to this 1. Save your money & book elsewhere.

Good not great
Booked suite room for 2 adults and 2kids. The room was meant to sleep that amount but turns out only if somebody sleeps on sofa. Also on arrival were told that the free breakfast on the room was only for 2 of the guests and would have to pay for 2 kids everyday. Also pool was in my opinion grim sadly won't be staying again!

Value hotel in great location
I had the suite room 801, great size overall and very happy with it. Good bathroom/shower and decent coffee machine. Has a separate lounge area with sofa which is nice. Downside was you couldn't connect to wifi in the room, you had to go to reception which was disappointing. I like to watch the news channel while pottering but the TV quality was very poor. If you like your breakfast you'll probably be disappointed with the food and selection here. Very basic indeed.

Comfiest Bed ever
This was the comfiest bed I have slept on in Thailand the view was great and getting around Pattaya is very easy as long as you understand the taxi system. great location quiet and though very small a lovely secluded pool.

A home away from home in Pattaya
We felt as though we were at home. Very nice staff. The hotel is centrally located and very close to the beach. (2 min walking distance ) I really loved the hotel and will be my permanent destination in Pattaya.

Nice location away from the busy Pattaya
Location is in the calm spot of pattaya. The lane to the hotel is shaded by trees. It's not normal in Pattaya. The hotel is clean. ฝากถึงโรงแรมนะครับ จะดีมากถ้าดูแลรายละเอียดในห้องน้ำเช่นคราบเชื้อราคราบน้ำตามประตูหน้าต่างความสวยงามของสวน จะทำให้เป็นโรงแรมที่น่าอยู่ที่สุด

Comfortable stay
It was a comfortable stay, not very far from Walking Street, 2 min. walking to the beach, pool is small, breakfast is not that lavish with limited variety. Though we had booked for seven person they charged us for breakfast for the kids even after paying for seven people on HOTELS.COM, overall a nice stay with some exceptions.

Return Trip Disappointment
This was my second stay at Baan Khun Nine and it did not live up to my expectations set from my visit last year. I had issues with WiFi (never resolved), hot water, and Cable TV. My main problem was with WiFi since I work remotely every night and need to connect to computers back to the US. However, WiFi was off-line for all but one day during my stay. The Hotel does not have 24 hour service and the network engineers did not demonstrate any urgency in trying to resolve the issue. They had extremely limited English so I couldn't help them even though I had a strong hunch on what would have fixed the problem. I eventually gave up and switched hotels for the rest of my stay in Pattaya. If I hadn't pre-paid I would have changed earlier. Having said all this, and despite the low rating I gave them for this stay, I'd recommend the place for the casual tourist traveler. The rooms are comfortable (beds are hard which very typical in Thailand) and the cleaning staff was friendly and efficient. The breakfast buffet is adequate, but not extensive. And the hotel is in a quiet area but convenient to Beach Road and Central/Big C shopping center. The lack of hot water was a one time occurrence and I'm used to it being erratic in Thailand hotels. Similar with the Cable. although it seemed to cut out more frequently here.

Great location. Can enjoy sunset at balcony and sea view fr room. Mins walk to bustling street market though it's quite a distance fr Pattaya Walking Street (taxi about 10mins depending on traffic). Breakfast was not really splendid but reasonable w yogurt, salad and rice or noodles and one or two dishes. Pool needs maintenance. Overall good price for big size room.

I really enjoyed my stay at Baan Khun Nine last week. The staff was very friendly, The room was clean and it is tucked in a quiet area at the beach end of Soi 2. Easy to get anywhere using the shared taxis that roll down Beach Street. Wifi was excellent in my room at least. The room also included a nice breakfast buffet.

Great Family Room
It is not always easy to find a nice family oriented hotel in Pattaya. But this family suite was great. The staff was extremely courteous. The hotel itself was very modern with nice flat screen televisions. Tub and standing shower. The room was very large with a nice sitting area. My children (2 & 3 years old) had so much fun sleeping in the the small area setup next to the master bed. The breakfast was not great but not bad either. The staff in the restaurant were very helpful and provided a good service. Bottom line is, I will stay there again next time I am in Pattaya.

It is 3 min walk to the beach, however there are some distance to walk to the mall. However, with tuk-tuk, it is not a big problem to move around. The room is big and clean. Breakfast is cold, but their staff are helpful.

Absolutely brilliant. Though a small hotel by size but gives big hotel comforts. Very courteous staff and very warm. Room was excellent. Good bed and toilets. View from my room was good too. Only grouse if at all was the elevators. It had a stake smell throughout. Overall , excellent stay.
