Nice room in a small B&B. We were disappointed that we only saw the owner as we were leaving - and that was only by accident. There was a small kitchen where you could fix coffee, and have breakfast. No shampoo provided. Close to the train station.

Good morning the B&B is a private home run by people who usually have another job, it's not a hotel with a 24-hour reception however we give our customers the possibility of communicating with us 24-hour via an intercom connected to our mobile however, we will always try to improve, so we thank you very much for your review

It certainly is a safe place to stay, inside a gated compound. But it's a bear bones, virtually unmanned, operation. The only real detraction is the breakfast part. There's a basket of packaged items in your room to select from and a kitchen down the hall with a fridge, toaster and some other items such as cereal, juice, fruit and coffee to assemble as you wish. Not really what you expect from a B&B and, at 58 euros, it's not really an inexpensive night's stay for those on a budget. Our hotels in Orvieto and Siena were about the same price.

The proprietor was excellent - friendly and helpful. The location was within easy access to the ocean and train station. Umbrellas were provided because of the heavy rains. She contacted the taxi service for our trip to the cruise. We did have some difficulty getting in (and she responded to our call) and OUT! There was a button to push above the outdoor entry and we couldn't locate it. A neighbor came over and let us out. Very interesting - excellent value!.

Nice place for overnight rest
The room and bathroom were spotless and had natural light, the linens and bed/pillow were most comfortable. The hostess is friendly and personable, she helped us to make transportation arrangements to the port. The breakfast area is very small but also clean.

Nice comfortable clean accommodations
Nice clean accommodations near port that our cruise ship was leaving from. Clean and comfortable but not fancy and breakfast is minimal. They did allow us to store our luggage for a couple of hours which was quite helpful!!

The room we got had bunk beds plus the queen bed. The bed was comfortable and the site is quiet at night, but near a school that teaches band. Some students are quite good. No problem sleeping. The room has heat and AC. We would definitely stay there if we visit again.

Nice location but was noisy
Room number 4 had see-through window on top of the door. It was very anointed when somebody turned on the light. It was beside kitchen and terrace, so was very noisy when the people used the area. Host was seemed nice and location was great!!

No Internet, the private bathroom for the room number three has a terrible smell to iit. Breakfast consist of coffee, crackers, a croissant. The beds are very comfortable. There is no TV channel in English, all channels are in Italian.

Very convenient and great value
It was very convient to get on the cruise ships. Only a 5 minute to the free shuttle bus stop for the port. A great value for the price and a breakfast with several choices.

The self serve breakfast was disappointing. Also we had trouble finding the place and ended up having to take a taxi. Walking through the tunnel with large suitcases, many steps down and back up, wasn't an option.

we are very sorry if the breakfast was not to your liking despite there were croissants, biscuits, cereals, snacks, toasting bread, coffee, fruit juices and milk unfortunately we have another job and often we are forced to move away, this is the reason for self-service breakfast our house is very close to the railway station and can be reached by underpass with about 20 steps or, in the case of passengers with big baggage, going around the station increasing the distance of about 300 meters we will certainly do everything possible to do better thanks for the review

It was only a 1 night stay to join our cruise ship. The walk to the cruise port was about 20 minutes and going through cobbler stone ground which was quite difficult to handle. Taxis from this accommodation we were told is difficult to get!

Villa Susanna needs to put the walking map from the train terminal that they give you at the hotel on their website. You do not need to take a taxi to the hotel, but rather walk the five - eight minute walk to the hotel through the railway underpass. Taxi's are unreliable and expensive!

The first impression was bad as weeds are growing along the front, plaster is falling off the wall and ceiling, dead plants in pots full of cigarette buds. Our room was clean but had mould in a corner and under the bathroom ceiling.The second night was very noisy with traffic from the street and from the room upstairs.The breakfast is not worth the name. It's just some plastic wrapped stuff under a plastic lid.

We were here awaiting our cruise. Easy walk from the train station (except the tunnel under the tracks with stairs) and to the cruise terminal. The room was clean and comfortable. Owners don't speak English but we had no problems and they were very friendly/helpful. Breakfast is limited to cold cereal and snacks but the price is right!!

Very pleasant, basic hotel just for our needs. The bed was comfortable. The room and bathroom were very clean. I would stay again should the need arise. Needed a shuttle service to the ship, however. Not walking distance.

Great pre cruise stay
Very comfortable stay in Villa. Only 4 rooms so cosy with good room rates. We had the room with bathroom in hallway, which was no problem. We had the pleasure of meeting 6 other lovely people @ breakfast who where on our cruise. Breakfast adequate for the price.

We just stayed one night after our 21 day cruise trip and were satisfied with this place which looks like your home rather than a motel! it is just a little difficult to find and no one appears to know about this place. would recommend it to others as it is very close to the train station and the other facilities.

Perfect Before Cruise
Very, very nice, quirky but clean and convenient. We walked from the train station in just a few minutes (with luggage) and walked to the port the next day. We had Room #3 with a private bath across the hall. The breakfast was more than enough with each room having a labeled container of food, plus juice, toast, coffee, etc. The owner came by to check on us and was most pleasant. The wi fi is good and from the many comments left by guests, all enjoyed. The price was very good and we'd recommend highly.

Quiet and clean hotel located close to station.
The room was excellent, quite large, with good bed and bathroom (yes, a hot shower!) The hotel is well situated as it is a short walk to the beach, waterfront walks and the town centre. Breakfast is self service but quite adequate. The lady who runs it is lovely but speaks very little English.

The hotel was unstaffed most of the time. When we arrived, some departing guests let us in. The next day we admitted and oriented 2 other couples who were standing on the doorstep. This is no way to run a hotel.

Great place to stay
The Villa Susanna is conveniently located to the train station (10 min walk), shops (5 min walk), and the cruise ship shuttle bus (15 min walk). It was very homely and our room (room 4) was very large with a good sized bathroom. Everything was spotlessly clean and although the staff spoke little English they were extremely pleasant and helpful and always tried to please. Good quality linen and comfortable beds. Tea and coffee was available in the small community kitchen as was a microwave. The supplied breakfast was simple but adequate. Travelers beware of pickpockets. We thought a bird had pooped on us on the way to the cruise ship and a fellow came over and offered to clean it off with water and tissues. It was actually muddy water and he not only cleaned the play poop but cleaned us out as well taking my wallet with credit cards and another 600 euros and I never felt a thing. And he also replaced my wallet with another full of tissues. To do this he had to undo a leg pocket on my cargo pants. Very professional but designed to stuff your holiday. I suggest the Villa put up a notice in the kitchen to warn against such low life.

Very close and just walking distance to the Port of Civitavecchia. Receptionist showed us everything we have to know including where to get our breakfast since we left early to be in the port. Since the hotel is located in the main road we heard all the vehicle passing all the time even at 3:00 in the morning. Our room is clean and the price is very reasonable.

Great spot for overnight before a cruise
The hotel is really a home that has been converted into a four room bed and breakfast. The rooms are large and comfortable and the breakfast is plentiful. The best part about the place is the fact that you are given a key to the building and can come and go as you see fit. Although you can call for any help you may need, you are left on your own which I loved. The hotel is close to restaurants and walking distance from the cruise port as well as the railroad station. The rooms were usually full and the people we saw in four nights there were from the US and between cruises or they had arrived too late to catch their cruise. The neighborhood was very pleasant and good for walking. There was a grocery store about four blocks away. The Villa Susanna charges half of less what the hotels in the city do and is a good place to stay. It isn't luxurious or elegant. But the rooms are clean and comfortable. There is a kitchen with a fridge and microwave where you can prepare things in the evening. One of the rooms will hold four people. There is a small, pleasant porch off the kitchen where you can have breakfast. The hotel allows credit cards only for people who have made arrangements ahead of time.

We stayed here before and after our cruise. It was within walking distance to train and cruise port. It was very clean and comfortable and woman who ran it was very accommodating. Nothing fancy but perfect for our needs.

Rooms to close to noisy breakfast area!
This is not a place to stay in if you arrive late as we did because the airline was late with baggage service in the Rome airport, which I think is slow anyway. Nearly 45 mins. to get our bags! Then the train out of the airport left early and the next one was cancelled, followed by another one late. Do they not respect time schedules in Italy? We finally arrived to Villa Susana at 2 am and thought we could sleep in as check out was at 11 am. NO way! Unless you get there early and go to bed early, the other guests make sure you won't need an alarm clock. They all talk very loudly outside your door because the rooms are near to the breakfast area. So, at 8:00 am people carried on long conversations with no respect for other guests still in bed. Even the staff of the hotel came early and joined in on the loud talking, so everyone is forced out of bed, like it or not! The bed and breakfast is organized like clock work, but how rude that there is no respect for other guests who have just traveled internationally and jet lagged!
