Nice property within walking distance of some great attractions. Very friendly and helpful staff, both at the front desk and restaurant. Great dinner and breakfast!

Not worth the money stay elsewhere. The room & bathroom door looked like it had been kicked in, the wood was split & looked like it had been filled in. Gaps where lock goes into frame & paintwork different colour, bathroom door paint work not re-done . Scratched paintwork on walls. Stains on the carpet. Awful leather pullout bed which didn’t match the room. Only one side of the bed had a shelf that acted as a bedside unit. Fridge in the room didn’t look like it had been cleaned for ages & no water provided. Spy hole fitting on the door was hanging off on both sides & we had to try tighten it up. Bathroom was mismatched. Panelling on two sides & what look like new cheap white tiles on one side. Grout from the tiles on the adjoining panel hadn’t been washed off. There were scum marks all over the panels as if it hadn’t been cleaned down properly. A clear hole in the bath which had been filled with filler & filler had been spread right along top of bath - tap end. The bottom of the bath had a painted square of something that felt gritty. The filler and the painted patch were both a completely different colour white to the bath itself. People are paying over £200 a room, buy a new bath for God sake with anti-slip built-in. Multiple stains on the ceiling downstairs in the bar which just look unsightly. If I’m staying in a four-star hotel & paying £23 for breakfast, I expect table service with fresh made to order food, not a buffet breakfast. Carpet near bathroom, tripping hazard.

Good location. Short walk to city centre. Hotel quickly put right a couple of minor problems. All staff were extremely friendly. Highly recommended

I had a wonderful stay at this hotel. Very nice and comfortable rooms, delicious dinner/bar at night, friendly staff, plenty of restaurants and cafes in the area. The Edinburgh Castle is a 20 minute walk.

Carpet in hallways needs to be replaced. There was no phone in our room and maintenance was unable to get the wiring fixed so they could put a phone in the room. Thought location would be closer to the castle and Royal Mile, but it is far.

Staff at reception were helpful beyond anything one usually experiences. I am elderly, and one more was buffed by strong wind when I tried to go out.. Claire at reception put on her coat. and walked with me to where I needed to go before rushing back to the desk. She became my guardian. Angel was in the hotel I made my stay most happy.

Lovley room and sevice from staff, didn't dine in because there were so many options for breakfast, lunch and dinner in the area and further afield. Good area to walk to places from but traffic in the city does get heavy at peak times. Only downside were the bleach stains on the carpet in the room and the halls. Almost like larger tubs are stood on the carpets during cleaning.

Convenient location. It would have been helpful if when we arrived we were welcomed and provided with some information on how to get to and from the centre. We had no welcome at all just given a key and told where the lift was. We had to ask about breakfast etc. most of the breakfast food has gone when we went down at 9:30 so not a great start to the day.

Be aware a huge building is being infront of the hotel, causing alot of noise early in the morning, Builders can see into your room windows. The hotel staff were great and the location is suitable for visiting Edinburgh, however, I would not stay here again.

Poor reception service, my suitcase was stolen at the train station, I didn't have a charger, I borrowed it from the front desk, but the front desk didn't have one either. The room sound insulation is not good, the outside is very noisy, the night desk is good, that is, the male front desk staff in the morning, not very good

Tip do not stay ground floor street facing room. Buses pulling away from traffic lights and drunk people walking by until 1:30 am Ie room 1005. Ask for a rear facing room.

Great location with parking available. Good size room with good facilities, althought the water flow from the shower was poor. The hot breakfast item's that where available where not very warm. Some item's being overdone or dried out. Several noisy hotel workers having discussions nearby to the room when getting item's from the service store, this being before 8.30am
