This hotel is about the only place open in January in Woolacombe. The location just 200m up the hill from the town. The staff are excellent and very attentive and helpful. The room and hotel are very clean. However it is so badly run down. It's not even had a lick of paint for 20 years and the carpet and decor is from the late 70's. It was 3degrees outside and about 4 degrees in the room. The wind blows straight through the paper thin walls. The internal wall are no better. With only about 4 rooms occupied in the hotel, we had to have a room next to a couple of brummies who chatted all night.

Pros: The sea view from the front of the hotel.
Cons: Everything.
Location: Woolacombe beach is lovely. Great walks.
It was awful. Rundown. Dirty. Smelly. Asked for a refund and was told the manager (nick) was on leave for 2 weeks.

Pros: The only good thing was the excellent breakfast food was very good and plentiful.
Cons: Knock it down and rebuild It.
As a person that travels the USA for a living I have occasion to stay in many hotels. Without a doubt in the last 10 years I have never come across a property that is as bad as this one. The general appearance of the building is very shabby. It appears that the management uses the maxim "if it ain't broke don't fix it" However their idea of what's broke and mine seem to differ substantially. All the paintwork is in an awful state. I don't think the place has seem a pot of paint in many a long year. The carpets are threadbare especially bad on the stairs to the back exit where there is no sign of wool just the threads. Our room was not really secure as there were holes in the wall around the lock. One good push and the whole door frame would collapse. There is a snooker table with holes in the cloth that they expected you to pay to use and it was in a room that smelt like a funeral home. The elevator was inoperative for what the sign said was " an extended period " When we arrived we were given a room on the 3rd floor which entailed going up 2 flights of stairs traversing the building then going down steps to the 3rd floor. This was an excursion my disabled wife could not take on multiple occasions. We were moved to the 2nd floor but even this was a task for her with no elevator. The disabled parking area was used by almost anyone including large commercial vans, which frequently blocked spaces but even though we reported this, the property did nothing.

great location as its close to the beach. Hotel is MAJORLY let down by the lack of any update or refurbishment, probably since 1970! the hotel is in serious need of TLC. i've been to better and cleaner hotels in third world countries! The maturer lady at the hotel reception needs to cheer up, life isnt that bad, but it probably is for her! she needs to smile just a little. I would recommend the owners to do a total refurb and then simply knock up the price per room as its in a great location and with an amazing view

Hotel had that old smell about it, lots of damp patches everywhere, read the reviews on trip advisor & checkout the photos on there. Positive note the staff were very helpful & polite.

Certainly seen better days - needs complete makeover except restaurant and pool. Restaurant staff excellent - reception so-so. They don't even understand their own Wi-Fi system properly. Smells a little like a run down nursing home - musty.

Location: Good location ,hard walk uphill to return,stunning beach. Splendid walking country.
Clean hotel. Smelly in places. Disabled facilities broken I.e. No lift,chair lift broken,loads of steep stairs. Stunning views. Superb indoor pool

Pros: Location fab
Cons: only hire out rooms which are to a certain standard - tired is acceptable but they must be reasonably clean.
Woolacombe is the best place in the world in my opinion but sorry but there was pooh marks on our walls! The room smelt damp. I know they are in the process of doing up this hotel which is fine but it should remain clean! The bathroom door was falling off its runners which could trap fingers! We ran a bath and the shower ran too! Cups were chipped. I am really sorry to have to report this but bearing in mind the wonderful location the hotel was very much a disappointment. All these factors were written in the comments sheet which I handed into the reception who sadly never even apologised.
