Cons: Being able to open the huge Victorian sash windows - but this is not a criticism - I just prefer to have fresh air 24/7!
Stayed in this lovely, friendly family run Guesthouse on two nights bed and breakfast basis. I was very impressed. The breakfast menu is outstanding, there were pastries, fresh juices, raspberries, melon, blackberries, nuts, strawberries and more on offer every day as well as cooked food. The room was a good size with high ceilings, clean and comfortable with tasteful décor. There's a lift which I was glad of as stairs are challenging in many Victorian/Edwardian & listed period hotels in the UK. All the staff were helpful and friendly without asking personal questions which can be an annoyance (sometimes) when using smaller guesthouses. There was a pleasant ambience to the place which was very refreshing.I am quite happy to stay there again....booking directly with the hotel itself.

Single traveler, nice room for a change. Good bed and a choice of pillows - very nice. Excellent breakfast with various choices. Music played classic or old time in stead of pop :-) Only thing slightly negative was the very slow water pressure in the shower - if you have long hair, start 5 minutes early.

Quality small family run hotel. Staff have a real passion for their customers and do everything to ensure your stay is enjoyable. The room was clean and comfortable and the breakfast was of the highest quality. I will definitely be using this hotel next time i visit Eastbourne.

Very friendly, room was lovely, nicely decorated and clean however does get traffic noise in the morning so not perfect if you want a lie in (room number 5).

Pros: Even though it was only a small 13 bedroom hotel you still had privacy and could come and go as you pleased. The price for two nights was good value.
Cons: It was quite warm in the bedroom at night maybe air conditioning one day or even a fan to plug in.
Location: Excellent location - central walking distance to the beach, shopping centre, restaurants, pier and entertainment.
For a bed and breakfast hotel the standard was surprisingly really good. We was in a standard bedroom and the room and the facilities were excellent, clean and well furbished. For example you still had the small complimentary toiletries in the shower room, the shower was modern, the bedroom had tea and coffee making facilities with a modern TV and the bedroom was light, airy and well decorated. The breakfast was delicious and the choice was ample in a modern clean dining room. The hotel also offers free parking which was great as we parked up outside our hotel on the Friday afternoon after and didn't get back in our car again till Sunday after checking out as the hotel is so central to everything. Plus Darren who we saw everyday at the hotel was very helpful, polite and happy.

I used this hotel to start my walk along the South Downs Way. The hotel is ideally located just off the seafront. I arrived late, but was given good instructions for a late check in. As advertised, the room was small and a little cramped. The plumbing was noisy, but this did not effect my stay. However, most importantly the bed was very comfortable and the breakfast was excellent, which made my stay a pleasant one. I strongly recommend the hotel, as it is great value for money.
