Good b&b on easy transportation route

Pros: Helpful owner
Cons: Pillows need to be replaced.
Location: Easy transportation by bus to all the sites.
Helpful owner. Convenient location. Quiet area. Garett was well informed on the sorts of things tourists want to know. A lovely b&b if that's your sort of thing.

Nice staff, close to transit

Short taxi ride from Waverley train station. Right across from a bus that takes you downtown Edinburgh, and they do great breakfasts. There is no elevator, so if you have heavy luggage you may have to wrestle it up some narrow staircases, depending on what floor you're on. All in all a decent stay.

Pros: Relaxed atmosphere with a high standard of regard for guests' needs.
Cons: No obvious shortcomings
Location: Equidistant to Leith and the city centre. Excellent transport links to Royal Mile etc
A return visit to Fraoch House and happy to revisit this very pleasing BB. We were upgraded to a room free of charge. Staff are most welcoming and only too happy to ensure you have everything you need for your stay. Wide menu choices for breakfast served at your leisure followed by a relaxed checkout

Excellent hotel, friendly service, great location

The owner Gareth was really friendly and couldn't do enough for us the welcome was brilliant. The room was really good and comfortable free WiFi was good. Great facilities even the use of dvds etc. It's a great location for touring and sightseeing in Edinburgh. I would definitely stay here again and would recommend it to anyone...

Single room is not ensuite: had to cross hallway to fill kettle, wash cups, wash, use toilet....at all times.

Very Roomy and Comfortable B&B

This B&B is about five minutes from the bus stop to take you you to town. We ate at the Black Fox up the street which is a nice tavern with decent food. The breakfast at the Fraoch is excellent. The rooms have a sofa and chair so you have a lot of room.

Location: Walking distance to New town, near the Shore and great restaurants there
Made to feel very welcome, great location for sightseeing and bus routes.

We loved our stay at Fraoch House

Gareth, the owner, and his staff extended every accomodation. Breakfast was delicious and made to order. Fraoch House has won awards for being the friendliest B&B with good reason.
