Two minutes walk from the station and the staff were frendly and helpful staff with absolutely amazing rooms and as it located off the streets it is a nice quite area did not expect that just fab

This is not a hotel it is a guest house. The stay was marred by the attitude of the Landlady. She is out to make as much additional income as she can in a covert way. She has a no smoking policy, which is fine. We did not smoke in the room, but she accused us of doing so, resulting in an argument. Another guest was moved to a different room because a person that had booked a single room was deemed by the landlady to be too large for the room - imagine the embarrassment for that person. The room had two double beds and the landlady said that if the second bed was used the they would be charged an additional £20.00 per night. The heating in the room was dubious, either boiling hot or freezing cold and the radiator clicked. The bathroom was a cupboard and the water pressure was very poor. The breakfast was good. The location is good, with good public transport links. There are far more comfortable places to stay for the money. I would avoid this guest house unless you are desperate.

The family who run the Grosvenor are very nice. The wifi is almost nonexistent so if it is an important feature you would be disappointed. Would not fault it for anything else and thr breakfast was very nice.

Comfortable stay in Edinburgh

Pros: Pleasant place to stay at reasonable price.
Cons: Nothing really. Liked it fine
Location: Nothing nearby but the station and a useful mini-market. Also a take-away kebab/pizza/fish-and-chips place that was very useful.
Pleasant room, quiet area, clean, comfortable, well located near Haymarket Station and bus stop.

There were bed bugs. This ruined the stay and we changed to a different hotel after 1 night.

Convenient b&b

Cons: More towels
Location: Two blocks from tram station with service to tourist sights and airport
After checking many places in Edinburgh, this was the best available place we could find at a reasonable price. It was conveniently located near the tram, so it was easy to get to tourist sights and airport. Room was large, garden level and comfortable. Breakfast was very good with plenty of choices. Our only complaint was that there were very few towels in the room and they weren't changed during our three-night stay--two bath towels and one hand towel for two of us. Otherwise, we would recommend this hotel with caution.

Friendly staff,lovely breakfast,easy to get to central Edinburgh.Princes street and The Royal mile within 20 mins walk.Haymarket railway station 200 metres away.Would have no hesitation staying here again.

Grosvenor good

Great welcome and helpful host. Provided good information and wanted to help out where possible. Room was clean and comfortable. Breakfast was good apart from the potatoe scones (not good).
