Nestled over 10 acres of retired farmland, “Ginger" is one of three “tinys” at Tiny Haven. She’s 200 square feet of tiny luxury, featuring everything you need in a house - full kitchen, bathroom, and living area, outdoor seating, and your own private fire pit. Tiny Haven is very close to the C&O Canal, Harpers Ferry, wineries, breweries, Maryland Heights, and the AT. (Check us out by searching "tiny haven living" on the internet) Please read the full description of this space and property to make sure this is the right experience for you! *Full Kitchen* Cook your meals on the propane stovetop, convection microwave oven, and toaster. Full-size Smeg fridge (includes a small freezer). Pots and pans, plates, bowls, utensils, and other cookware are also in the kitchen. Enjoy your coffee with pour over. Please bring your own cooking oil, spices, or food items. *Lofted Bedroom* Cuddle up in the queen size temperpedic bed and gaze at the stars through the skylight. *Daybed/couch* Twin size daybed for sleeping or lounging (includes lots of pillows and extra sheets/bedding) *Bathroom* Enjoy a shower in the deep stock tank tub/shower. Easy to use composting toilet that naturally separates the urine from the solids so there is no smell. Instructions are provided. *Heat/AC* Mini-split system for either heat or AC. A portable fan and an electric fireplace are also in the tiny. In the winter, we do recommend slippers, as the floors in any tiny on wheels or rv can be on the cooler side. *Outdoor area* Cook a meal on the propane grill and enjoy a fire at your private fire pit (please bring your own firewood). We just ask that guests close all the windows and the doors to the tiny when having a fire, since the firepit is close to the tiny house and we don't want smoke to get inside :) We also ask guests to wash the grill utensils after use. *Disconnect* Tiny Haven is a great place to unplug from the world and reconnect with each other and nature! There is no Wifi on site and cell signal is poor. You should still be able to make and receive phone calls and texts, but hotspots and data are hit or miss. This is not the place to work remotely if you need internet. *Private retreat* You have the entire tiny to yourself. There are other tinys and guests at this location. It is most of the time very quiet, but you may hear people talking/playing music in the distance. *Outdoor-Lover's Paradise* Tiny Haven is near many outdoor activities, including hiking, rafting, kayaking, canoeing, and the Potomac River. *Cleanliness* We are following all CDC guidelines for cleaning and disinfecting our tiny spaces between guests. Therefore, we can not accommodate early check ins or late check outs due to needing to clean thoroughly between each guest. Check in is after 3pm, check out is by 11am. Other things to note *There is a larger house up the hill (about 800 yards) owned by our neighbor. Sometimes groups do hang out on the porch up there and you may here them talking, but the noise is not usually excessive. We also have an airstream that we rent on the property (approximately 400 yards away). Another tiny house sits next to Ginger - approximately 50 yards away with some vegetative cover in between. Both houses face out to a wide open field, so everyone has their privacy and we have had no complaints of noise from guests. *Three guests maximum in the tiny house with a $50 extra guest fee per night for guests over two people. No guests over three people are permitted (even if they are not staying the night). This listing is not suitable for children under the age of 18 due to our liability insurance and the set up of the space. *Unfortunately, we cannot accommodate pets or service animals at this tiny house. "Gypsy" the 1976 Airstream and "Egret" the Tiny Farm House are both pet friendly for one dog and a pet fee, which goes towards additional cleaning. If you have a service animal, please contact us to see if one of these other spaces is available. *Cleanliness: We thoroughly clean each of our tiny homes after each guest. This includes following the guidelines provided by the CDC to protect against illness like coronavirus. We use disinfectant on all surfaces, knobs, toilets, and bath/shower areas. We also provide fresh linens and towels to every guest. We provide ample hand soap and additional cleaning products for guest use. *Please Note: Due to our legal liability, we have a zero tolerance policy for illegal drugs and weapons. If you use or bring illegal drugs (including marijuana) or weapons on our property, we will ask you to leave without a refund and charge you the full security deposit. The property is under regular surveillance by law enforcement. Responsible alcohol consumption is acceptable. *No smoking allowed on the property. If you are a smoker, please stay elsewhere. *Please do not use fireworks on the property. *Please plan to bring your own food items. While we do sometimes provide snacks and other food items, we cannot guarantee we will have what you want or need or if the guest before you has used them up. This includes cooking oil, salt/pepper. *Here are some items you may want to bring with you: - Firewood - Lighter or matches - Hat - Sunglasses - Bug spray (please only apply outside) - Sunscreen - Cooking oil, spices, coffee, tea *Although we are very close to the C&O Canal, there is no parking down by the towpath or river. We do not recommend walking on the road we are on due to many blind turns. You can park in Harpers Ferry and walk across the walking bridge over the river to access the C&O Canal Towpath and the Maryland Heights hiking trail. *If you’d like to have professional photography done here, advanced approval and scheduling is necessary. we have a special photography rate of $150 and a two night minimum. Getting around We recommend guests have a car to get around, due to the road not having a shoulder and being very twisty. (Although guests have biked to us from DC along the C&O canal trail!)
