Generally very good but not outstanding, clean and comfortable, helpful proprietor, no complaints, but would have been good if they had offered a full breakfast. Wifi 'iffy'.

Went to bed at 8pm as i had to rise early. At 10pm and for at least half an hour the plumbing make an awful noise. The noise petsisted for another 20 minutes. Spent the night with a pillow over my ear

Abbey Lodge for me was perfectly situated between Southampton Central Railway station and the ferry terminal to East Cowes,Isle of Wight. I had a clean double room with kettle,tv,washstand & adjoining toilet/shower next to the room. A full English breakfast was enjoyed in a well presented dining area. I would happily stay there again in the future. John B.

My daughter and I stayed here in May. Comfortable room. Shared bathroom was clean and not an issue. We did not have breakfast as we had to catch the ferry to Cowes and the starting time for breakfast did not allow us enough time to eat and to get to the port.

Reasonable Hotel
If you’re wanting a place like Buckingham Palace then this ain’t for you but for a reasonable priced guest house you won’t be disappointed. Close to train and coach stations with the city centre shops a five minute walk away. Landlady very nice can’t fault her at all. Breakfast was serial along with a cooked breakfast, tea, coffee or juice drink. Variety of rooms available with three shared bathrooms. We had a room at the front of the building and the road can be a bit noisy at times, but that’s no fault with the guest house. Rooms were kept tidy and the cleaner did a great job. This is a great location if you are coming for the Solent University Graduation day. Some ppl stay here for their cruise holidays. Some nice restaurants in city centre I’d recommend Cosmo just passed West Quays shopping centre but there are a variety of places to eat in there on top floor. All in all I stayed four nights and can’t complain. I’d stay again if an occasion for me to come down to Southampton arises.

Unable to sleep because of Bed-bugs!!!
The place appeared clean. But by 12:30 AM, was awaken by very itchy bug-bides/lumps over the upper body (neck, back, chin, head and shoulders/arms). We got up several times to check and actually found life-black bug crawling with my blood- stained on the sheet. Not to wake the whole hotel, I suffered until morning to show videos, photos (of my bitten lumps) and the actual bug in a sealed plastic bag to the owner-operator of the Bed n Breakfast. She acknowledged the apparent facts, but claimed it was not her fault and that it was because the room was just rented to someone from ... (a third-world country) for several days who must have brought in the bugs... We asked for a fair compensation (refund-at-the-least). She refused, but returned only a small fraction out of what we paid. We were in a hurry to "catch-the-boat", so we did not have the time to argue or report to the local health authority. We still have the photos and videos. We just return from the trip across the Atlantic (during which we had little time or WiFi) and intend to show when appropriate to help future travelers.

Convenient, close to the station and clean!
All went according to plan, the owner was very hospitable and the facilities were good. Only comment is the mattress was very thin and springs could be felt.

The staff were very welcoming and friendly and the room was nice and as expected, plus an extra bed which was convenient for myself and the person I was staying there with. Overall very pleased. Value for money. Shame about the location, but I guess it's what you have to put up with if you want to be close to the city centre.

I have stayed in many hotels and b & b's, but I have never come across someone so rude and obnoxious in all my life. I booked a last minute room via expedia for myself, my partner and our 1 year old baby. Prior to arrival we phoned through asking if they would provide a travel cot. The owner took down our details and clearly stated that we weren't booked in to her hotel and was only waiting for one more guest to turn up, who was a single male. To my horror, I quickly went through my emails and realised I had booked three weeks away. We told the owner that we would no longer want the room, and thought no further actions was required, as we were going to pay on arrival. Three weeks later, we got a phone call from the hotel owner asking what time we would be arriving. I explained who I was and she remembered the phone call, stating that I should have cancelled through expedia. Now why didn't she say that at the time?!? Three days later I was charged by expedia for a room that I never stayed in and that we had cancelled three weeks before. I called the owner back, not to ask for a refund but to see if she could amend the booking and see if we could stay another time instead. She said if we had booked directly though her, then she could allow us to stay on a different occasion, considering that we had already paid. But due to the fact that we had used another service in which she is enlisted with, she said there was absolutely nothing she could do, which I find hard to believe!

horrible experience.
checked in at 11, room was freezing so i asked for a heater. Was told there is no heaters available and that the heat get turned on at 17.00 Which sounds utter ridiculous! So i paid 55 pound a night for a freezing room with a horrible bed. Very dirty bed! Stains on the bedsheets and pillows. Had to resort to wrap my towel around the pillow. Worst hotel experience i have ever had!

Booked into this Hotel. Email said check in up untill 10pm. Arrived at 915 front door locked. Rang both bells for 20 mins. No answer. Rang the phone several times no answer. Left on the street on a cold December night. To add insult to injury I have left two messages and they havent bothered calling me back to apologies, explan or offer a refund. Completely disgusted. DO NOT BOOK THIS HOTEL!!!!!!!

We picked Abbey Lodge because of its location and price. We found the staff welcoming and checked in easily. Free parking outside the Lodge was included. However, the room was cold, and the heating was only switched on as we were leaving. One of the owners said that they forgot to put it on and apologised. The room was clean, and had the usual hotel setup, although pretty thin pillows if you ask me. The next door neighbours had a 21st birthday party next door; not their fault, but then their son or some long term lodger came in with his mates at about 01:30 and started parting too. I had to go round twice to get them to stop being noisy so we could sleep. All in all, the last time I slept this badly was when there was roadworks next to a campsite. Breakfast was cooked, included in the price, and excellent. This could have been a nice stop over, but beware the location seems to be student party land; not the owner's fault, but a significant consideration when booking.

The location of this B&B is just perfect - in walking distance to the railway station, to the Mayflower theater, the Sea Museum and the historic area of the city. The neighborhood is also safe and quiet. Our host was very nice and helpful. She helped us with directions to the main attractions of the city and cooked us a delicious breakfast each morning. If you are looking for accommodation for a city break at a fare price, but still clean and comfortable, Abbey Lodge is a perfect choice.
