Noisy

Pros: It is very conveniently located - close to the freeway and restaurants, and has ample parking.
Cons: Could not find an elevator - had to carry my bags up the stairs. The walls appear to be paper-thin and noisy carries from the open lobby area.
The price is very reasonable and although the rooms haven't been updated in a while, they are reasonably clean.

The first room was horrible: stains and dirt throughout the carpet, wall paper pealing, very used and old furnishings and decor. I called to ask for a different room but the desk attendant said he didn't have any more. So I decided to just put up with it but when I walked into the bathroom, I was appalled. The worse part was urine all over the toilet seat and black mold on the bathroom vent! I called again and said I could not stay in this room due to the above and I was given another room. The next room was night and day difference. This room was clean with updated furnishings. I still can't believe they put a guest in the first room with those conditions.

Affordable hotel in KC suburb

Cons: AC not cooling well, pillows lumpy
Location: 2 shopping malls nearby; shows at Uptown Theatre and Starlight Theatre north off HW 71
This is an older hotel near restaurants and shopping malls in Overland Park, only a short drive up HW 71 to downtown KC. Staff was friendly and helpful. Outdoor pool looked clean and nice. Room was worn but clean, comfortable except for AC unit not cooling very well and pillows lumpy. Nice bathroom and shower. Location is conveniently located off of 435. Overall, a nice stay, very affordable for the KC area. We were attending a concert at Uptown Theatre, which was an easy drive up HW 71 to 39th St. Recommend eating at Cheesecake Factory just south on Metcalf Ave at shopping mall-excellent food and great atmosphere!

Gross and overpriced

We've stayed in nicer $50/night hotels. Bugs smashed into the ceiling, smelled of mildew and old smoke, very outdated with nasty carpet, thin walls- could hear EVERYTHING the neighbors were doing. Waste of money. Don't stay here.

Old hotel, hot room!

The walls are super thin -- we could hear the guest next door snoring all night. And the AC had little life left in it!!! Super hot room, didn't even use the blankets at night. Not going back to that place.

Convenient location but disappointed.

Pros: Convenient location.
Cons: Keep all public areas clean, update facility. Control loud music in parking lot areas after 10 pm.
When looking at hotel was rated a 3 and then when booked it came back as 2.8. I would not have booked if I knew this ahead of time. Halls were not clean. Rooms were dated and showed wear.

poor hotel

The entire hotel had a very bad odor. Our room in particular had a very musty scent to it. I would probably blame this on the fact that the exhaust fan did not work in the bathroom. The cleaning staff itself did nothing other then bring new towels to the room and that was all. The only thing I can say that was alright about it were the people at the desk were averagely pleasant.

The place is a circus. The front had little understanding if the rooms were clean or not. The price was a discount and it felt that way.
