Good Hotel in Convenient Location

Pros: Location
Cons: Less firm beds!
Enjoyed my experience at this hotel. Good location near train/subway station. Easy walking distance to sights and transportation. Room was decent size for Japan. Enjoyed the breakfast and it was worth the approximate $20. The bed was very firm. Too firm for me to sleep comfortably. Also there was some spot that were missed when dusting. As someone who is highly allergic to dust, this was annoying.

Charming Hotel

Pros: Check-in was a breeze and walking distance from Sannomiya. Instructions from their website were useful. Toiletries were Acca Kappa so that was a treat. Hairbrush and shaving foam were provided.
Cons: Stayed here because their breakfast buffet was rated very highly. A little overrated in my opinion although food was tasty I expected a bigger variety. The dessert table was divine though.
Location: It is possible to walk from Sannomiya (about 15mins slow walk). There's also an award-winning bakery just round the corner.

The staff are all very helpful. They speak good English and are really friendly. The breakfast is the highlight. The twin room is big enough for the two, and the furnitures are very elegant. Beds are comfortable.

Excellent Service

Pros: As mentioned above, well trained staff. Nice amenity. Tastefully appointed decor.
Cons: Option of Japanese food. Shuttle bus to and from Sannomiyal
Location: It is away from busy Sannomiya downtown district. It is surrounded by condominiums and small business buildings. Not so many restaurants nearby.
The hotel is located between Sannomiya, downtown Kobe, and Shin-kobe bullet train station. It is about 5-10 min. walk from either station. It is not a huge hotel, but the qualities of food and service are superb. There are always enough staff members at the front desk and elevator area, and they are ready to help you immediately. When the front desk is busy, coffee shop employee came to me and helped me out. This restaurant is very famous for its quality breakfast. Actually it is more than just a breakfast with a great selection of entrees, soups, and salads. Again, there are many people working there and constantly helping customers and making sure there is enough food and the place is kept clean. The room is not huge but is a good size. I would have liked this place more if there was a restaurant that serves Japanese food. I know this place is famous for French and sweets, but I don't want heavy breakfast everyday. There are many small nice things about the hotel too. If you tell the hotel to skip cleaning your room for a day, they will give you a voucher for a jar of their famous jam which comes in many different flavors. They offer free coffee until 10 a.m. as well as small cup of herb tea. The room has nice amenities such as humidifier, free bottle of water, etc. While this place is somewhat locationally challenged, I would stay here again happily.

Great hotel stay

Pros: Good size room, good bed. clean and neat.
Cons: Warn guests who have paid for breakfast that there will likely be delays well prior - not at the door of the restaurant.
Location: Not bad - about a 15 minute walk from Shin-Kobe station downhill - so a bit harder on the way up!
Really nice hotel, good staff, comfy bed, nice pillows. I could conduct an interview in the reception area as it was quiet enough. My only complaint was that the breakfast service was so late that I missed out. I waited an hour to get in to breakfast, and probably had another 15-20 minutes to wait before I would get in, but had to leave at that point.

Hotel Piena has an incredible breakfast buffet. To the English speakers out there, most of the staff is not fluent, but they are very accommodating. The location is just a half mile from Danno Miya station, close to several department stores and other shopping. Kobe itself is a charming city, the smallest of the Osaka/Kyoto/Kobe triangle cities.

Adequate, but average hotel

This hotel was adequate for the one night we spent in Kobe, but I don't think I'd have wanted to stay any longer. Very dated bedrooms and facilities; it was like walking into the 80s. The hotel was well located, almost equidistant between the two train stations. The staff were friendly enough.
