The staff seemed friendly. The hotel stank horribly and the room cleaning was a disaster, it was only cleaned superficially, if at all. The bathroom was not cleaned for most of the stay. The included breakfast was a complete disaster, just toast that went through a "toaster" in slow motion. You would have to do this 20 times to get anything halfway decently toasted. 2 types of jelly and instant coffee. Croissants were also served from a basket, but since the lady had her long hair hanging in it, it was absolutely disgusting. Would never go there again and advise anyone against it. I really don't have high expectations but this space is HORRIBLE.

Beautiful older hotel steps from the underground. Convenient for an over night layover. Comfortable beds and a great value for the price. Decor was lovely. Rooms were on the smaller side.

Male receptionist was wonderful! He was the saving grace for the whole hotel! He couldn't have more helpful, pleasant and welcoming. The rest of our experience was shocking! Never again! Our first room, the door wouldn't lock so we had to move to another room. That one was on a mezzanine floor so we didn't have a proper window. Neither room had tea/coffee making facilities. The bathroom was in dire need of repair and a plug in the sink! They need to relist their 'Continental' breakfast as 'tea and toast'. It was so bad that on our second morning we walked to a cafe to have a decent breakfast. It was listed at a good price until you looked at the small print and notice a Tax of an extra £49. Very sneaky.

We apologise that the replacement room you were offered was not satisfactory.With regards to the breakfast, we offer a simple and inclusive Continental breakfast which also includes cereals, croissants, pain au chocolat and juices. We do have other options available at a surcharge too.Unfortunately, we have never offered tea and coffee in the rooms and nor do we advertise this. However, we do provide complimentary tea and coffee to all guests until 10pm and this is available in our lounge everyday- perhaps you were not aware of this?Finally, all our rates are inclusive of VAT. We provide Expedia with our gross rates (as we do with all the travel agents we work with) and how they breakdown the tax on their bookings is inconsequential and something you would need to raise with Expedia with whom you made the booking.Kind regards,My Place Hotel

Average place. Possibly nicer in the warmer times of the year as it has a lovely outdoor area. Very basic room and bathroom. And only instant coffee at breakfast.

For a 3 star hotel with lovely photos on its website, this was a real disappointment. It was worn, dark and shabby. Instant coffee for breakfast. The only plus is the proximity to Earl’s Court tube station and a walk to Kensington Palace. Not recommended.

Stay away from this hotel
It started as I was walking up the steps with plenty of the floor tiles missing, in the room the standard of décor was just poor, old poorly finished and the quality of the furniture and fitting was just poor, the window would not shut fully. The room was very hot, the radiator was turned off and was cold, the a/c unit similarly was off, I climbed on the bed to feel the ceiling but no obvious heat coming from anywhere, the carpet was grubby, the bathroom was really poor, it was dirty but it was more the poor/ grubby mouldy finishes, the paint work was overpainted or dropped on the floor. The sink “plug” was stuck in with the mechanism not working, so no water went away. Breakfast was toast, Alpen, cornflakes and two croissants, jam or marmalade, sachet coffee, juice and that was it. No restaurant in the Hotel which I arrived at around 8.30pm and had to go out for a McDonalds..

Not recommended. We stayed in the hotel 5 nights and the room was not clean.The bathroom was cleaned on our 4th day of stay after several days of complaining. The room was not vacuumed even once. The room was very small and furniture was very outdated. The breakfast which was included did not meet our expectaction as well. First hotel we stayed serving instant cofffe. For the price of the room in this hotel you will find better and cleaner place to stay

Horrible property, dont be fool by the pictures. Dirty, the bed had black spots all over the mattress, nothing worked, door wouldnt lock right. Property owner is rude and treats everyone asbif they were going to rob him. Beedles to say we just stayed one night and move to a different Hotel, what avdifference it made, we spend 15 pound more a night but we were able to enjoy our London trip afterwards. Save yourself a headache and stay away from this property.
