Our party of four enjoyed our stay at this house. The location was fantastic for us. We used it as a base for Arches, Canyonlands, and Mesa Verde. And, there is much more to do in the area.
The guest book is one of the best we've seen. It provided good information that we used quite a bit, including to some off-the-beaten path attractions.
The location of the house is on a quiet street. Even with the windows open at night, we had to listen closely to hear highway traffic. Almost no traffic came down this street. The buck deer eating apples from the tree across the street was a nice addition.
I would consider this house to be a work-in-progress. It is advertised to sleep 8, but actually has ten beds. Four of those bed are bunks, so the two top bunks would have to be occupied by children. The décor is not quite there yet...the walls were a bit bare, but the local scenery theme is headed in a great direction. The house was clean and neat and appears to have been recently remodeled.
Though the house will sleep 8-10, the living room will only seat five. And, if you cook full meals while on vacation, the kitchen is not equipped to do so. The pots and pans were in poor condition, were too small, and there were not enough of them. Feedback has been provided to the management/owners, so look for their response. Given their prompt response to a shortage of dish towels, I expect that they will address these issues, too.
Again, we enjoyed our stay.
