The room was well maintained and decor was well thought out. Local area is Balboa peninsula and the open front bars and restaurants are active late, so noise is to be expected. Right on the beach at the Newport pier, how can you complain.

Great location, you are practically on the beach. if your having a fun drinking weekend with friends and may get a little rowdy this may not be the place for you, it definitely has a bed and breakfast vibe that makes you feel u need to quiet yourself. Other than than that was a great hotel.

Great hotel lousy parking

The hotel is very old but renovated very nice and unique. The parking is an absolute nightmare. It is across a very very busy kind of roundabout. They share another business back lot that also doubles as rented parking for beach goers. If you have a nice car you will not want to park there you will get door dings! On the weekend there will be nowhere else to park for miles. Weekdays are probably fine. Once you get parked, everything is in walking distance and it is the best location you could ever want to do things. I would stay there again now that I understand how the parking works and my vehicle already has door dings. In all fairness they do have one dedicated space for each room so you are guaranteed a place to park. But to find it and get in it is unlike anything I have ever seen. For first timers on a weekend night be prepared to add a few gray hairs until you are parked.
