A relaxing beach motif welcomes guests and offers an ocean view from the front balcony, just 1/2 block from the desired 29th Street beach and boardwalk. We've comfortably furnished and stocked our upstairs unit for wonderful year-round family getaways. Here's what you'll find:

LIVING ROOM:

KITCHEN/DINING:
- Fully stocked with dishes, utensils, cookware, bakeware

- Barstools for 6 at counter
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.)

BEDROOMS:
Bedroom #1: Queen bed; streaming TV
Bedroom #2: Queen bed; streaming TV
Bedroom #3: King bed; streaming TV; en suite bathroom

EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats with pillows and linens are provided (and are best suited for children). Guests may rent twin rollaway beds (subject to availability), with extra linens, from the management. Please make arrangements for payment and delivery in advance of your arrival.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. IN ADDITION, THERE IS NO CENTRAL HEATING: SPACE HEATERS PER ROOM HAVE BEEN PROVIDED.

PARKING:
- 1 space provided in shared double garage; suitable for most vehicles (some SUV's).
- Garage Measurements: 89" W x 81" H
- Available general neighborhood parking can also be utilized (metered and unmetered).

LAUNDRY:
Shared free facilities located in garage. Guests must provide their own supplies.

OFF-SEASON OPTIONS:
During the Winter Off-Season, this unit can be rented as a 3, 2, or 1 bedroom unit. Rates vary based on the configuration. (June thru Sept., Spring Break, and Holidays excluded) Restrictions apply.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Great location and well equipped property
The location is 5-6 houses from the beach, 3 blocks from a grocery store. The Newport pier area is close enough for an easy walk, but also not too close for noise/activity. The unit itself was very clean, the furniture used but clean. We liked that there were a lot of dishes and kitchen items, it was very well furnished. The mattresses were very comfortable, and the bedding clean and of good quality. This unit is upstairs, and while the lower unit was occupied, we did not hear any sounds from down below. The street was popular with surfers, so cars did arrive in the morning. But considering how densely populated Newport is, the location was peaceful enough for us. The management company Beachview Realty was fantastic, they communicated every step of the way.

Perfect spot right near the boardwalk and beach
Pretty decent upstairs home. No real complaints. A few items could be replaced like the blinds need attention and so does the sliding glass door but very comfortable. We would definitely rent again!

JUST BEACHY!
Nice location, close to beach, shopping, dinning & Starbucks. Unit could use a little updating including the towels, very warn and rough. We have stayed in a few VRBO’s and Other rentals and was surprised that we needed to bring Toilet paper, paper towel and body soap for the shower. Just not as vacation friendly as I had expected. Garage is super tiny but we were able to fit the Honda Odessey in on the left side. If we had the right side it would not have fit.

Incredible location and great beach house
I absolutely loved our stay here. The location was perfect and the house met all of our needs. I would absolutely stay here again. The check-in process was easy, everyone was friendly, and we were provided with everything we needed and then some. The house was clean and while it wasn’t a luxury-quality rental, the house is exactly as described and is everything you want out of a beach house. There was no problem with anything in the house, from the washing machine to the kitchen appliances. The rooms were set up wonderfully and had plenty of space for the week that we were there. We also loved being upstairs, especially since we were a group of all women. The location was why we booked this spot - it’s absolutely perfect. You’re a short walk to the grocery store, bars, restaurants, coffee shops, and the beach is at the end of the street. We walked to Lido Aisle every morning for coffee, got breakfast burritos 2 blocks away, and the boardwalk can take you from the beach access area straight to the pier . The peninsula is really such a wonderful, walkable area and we loved it. One thing that I think is worth drawing attention to is the bed situation. The listing presents itself as being able to sleep 8, which it can, but only if you spend additional money on rollaway beds. The beds are super easy to reserve, but the information on those is a little bit buried. Of course, there’s also the noise ordinance, but it’s very easy to abide by and it makes the neighborhood nice and quiet after 10pm. We had a really great time at this house and I would absolutely recommend it!
