Convenient base for exploring Norfolk

Pros: Conveniently located - close links to the main routes to Norfolk and despite being adjacent to an interchange we found it well insulated from any nois
Cons: Room, although clean could do with new beds. Window surrounds need cleaning - some mould found which cold be cured by more ventilation.
Location: Adjacent to Kings Lynn with many Norfolk attractions within reasonable distance. We found it particularly useful for visiting Thursford for Xmas event
Arrived at 2.30pm. for one night stay. Immediate check in - no wait. Pleasant and welcoming staff. Details of dinner booking given and breakfast if required. On the way to the room the decor seemed fine but carpets a little stained in places. Good sized room - well decorated. Extractor fan not working in bathroom but very clean. Twin beds appeared well used and due for replacement - rather lumpy. Have previously used the hotel before but now under different management/name. Consider good value for money.

The stay at the hotel was very nice. The only issue is if you wanted to go anywhere (quick visit to a nearby town), you needed to drive out.

Pros: not really sure
Cons: as above.
Location: stock cars,kings lynn.
nice from outside,staff on reception polite,carpet on walk to room lumpy and worn,our room very basic only one bedside cabinet/table,bed two singles pushed together zip sticking in my back,blue wifi light kept the room quite light so couldnt sleep,not enough choice at breakfast (no full english),only enough shower gel for one person,very noisy doors.staff in breakfast room just brushed crumbs off table onto chairs and floor then wipped table over.

Pros: The food was very good.
Cons: The rooms need air-conditioning and the whole hotel could do with a general makeover.
Location: Even with our GPS giving us directions, we had a difficult finding the hotel.
While the grounds around the hotel and the public areas are well maintained, the interior of the hotel could do with upgrading. The carpeting required a deep cleaning or replacement. The rooms are a bit small by North American standards but comfortable. There is no air-conditioning in the rooms, which made it difficult to sleep comfortably even with the window open. At the time of our stay, it was unseasonably warm and the room was very warm due the lack of air-conditioning. The staff were exceptionally helpful and courteous.

Pros: The Staff were good.
Cons: Get the carpets cleaned in the hall and stairway or replaced,at the moment the impression you get is uncaring.
Location: The location was not very good if you wanted to go elsewhere to eat without jumping back in your car.
The hotel does not seem to care what revues it gets,you can look back to February and people are still complaining of the same faults with this hotel. Filthy carpets on walk through to rooms which turn you off straight away. Non appetising breakfast,no option of fried egg,poached or scrambled of which was like going back to the war when dried egg was used..the covers to the good was so greasy,you couldn't pick them up. Restaurant at breakfast was taken up with staff,who had already helped themselves to breakfast,perhaps leaving the food available in a less appetising appearance .

Very tired Hotel

Pros: Price, empty br!
Cons: Rooms require refurbishment, along with general areas
Location: Handy for North Norfolk Coast and Kings Lynn.
Hotel desperately needs investment and updating - I only use it due to lack of other options in the area and if the price is cheap enough. The first room I had (102) was very musty and had carpet held down by duck tape. However it appeared clean and I was moved to another room with no problem

Cons: Shower pressure
Hotel was very clean and comfy, although some areas are a little tired. Staff friendly and helpful. Shower pressure was very poor which is the only reason I would not recommend the hotel to a friend.

Pros: it was quiet despite being walking distance from a busy road
Cons: the menu was a bit bland perhaps a specials board and more people may use it
Location: not far from the centre of Kings Lynn plenty of stores some within walking distance
My Room was ok adequate for the stay but would suggest a bedside table on both as its a double room my friends room was not so good the bottom window sash cord was broken so it could not be opened , the shower was faulty and splashed all over the floor and the hot tap was loose
