The staff at check in was nice, they’re also the only staff we saw the entire weekend. There were so many safety concerns especially with children. The top of the banister on the balcony was not connected, there’s a chunk of the foundation that’s hanging around floor 6. The breaker box in our room was open and accessible, the smoke detector in our room wasn’t even plugged in, the small metal door on our balcony was rusted and open filled with debris, the window to our bedroom showed out in the hallway so it was super loud. Nobody ever answer the phone. The plugs in the outlet in the bathroom wasn’t even secure nor had an outlet cover on it so very easy access to wiring right beside the sink. Drain spout missing from tub. Hole in bedroom door. Half the outlets didn’t work.

The building is falling apart. There is literally pieces of concrete falling off of it. The elevator was dirty and did not function correctly. The stairs had pieces of floor and stairs missing and the fire escape doors would stick and had trouble opening,( I’m 6’4” 250 and struggled to open it). The room entry doors did not lock correctly. The room was dirty and could smell marijuana smoke on the floor. The trash in the room had not been emptied and the bed sheets had stains on them. When I complained and asked for a refund I was told no and will have to take it up with Expedia. They did offer another room but I did not want to stay in that building, it should be condemned.it seems as if the hotel has a business plan of put up nice pictures to get you to book and keep your money if you complain. Do not stay here!!!

I decided on this hotel because of the location and an indoor pool. The photos online made the hotel look up to date and very nice for a mother, son weekend trip. Getting to the hotel there was candle wax on the floor, rose petals between the mini fridge and cabinets, hand prints on the back of the bed head board, used soap in the drain of the tub, and hair stuck to the wall outside of the bathroom. The indoor pool was also closed for the season( this was not told to me before booking) I tried contacting the GM many times with no call or email back. Do not stay at this hotel!!!

The whole bed moves when your body moves. There was no curtain to cover the light from the bedroom window. It was hard to fall asleep with light on. I was told the tv would be fix first thing the next morning, but never happened. I called and the lady told she would talk to the general manager who i had spoken previous and nothing happened. I was ignored. If you leave food on the counter you will find lots of ants within hours. So i hope i do get my $100 deposit i was told is refunded after you check out. We didn’t smoke or drinked or destroyed the room.

The staff at Sun and Sand Resort were wonderful. Extremely helpful. The gentleman that checked us in was pleasant and engaging and even later helped to park my car in a tight spot. The room was clean and very spacious. It is off season right now…so I do believe that there will be things worked on before in season is in full swing. We only stayed the weekend and didn’t need use of the kitchenette cabinetry…by one cabinet had no shelves. The furniture is definitely new…but the room could use some freshening up…which again might happen before the summer season. Location is great and the off season price was great.

Great lil getaway before Summer crowd. Everything we needed was walking distance. Close to 711 and Rite Aid too. We stayed on 5th floor which was perfect for us. Far up enough to be away from noise. Very quiet. Balcony was nice and having ocean view is always a plus. Nothing fancy but all we needed.

The rooms online look very promising and we were very excited to stay at this hotel. Upon arrival there was no one at the front reception and did have to call a number to get checked in. Once we got into our room the floors were all wet, there were no towels, and it did not look like the listing online. The room had a bad Oder so we quickly opened the balcony to get fresh air into the room. The walls were extremely dirty and the lock to our room at the time seemed broken. Balcony does overlook the water in the living area but the bedroom does have a window into the hallway.. not the ocean. We did have to call to ask for towels and wait 15 minutes to receive anything. On our second day we were having a little relax time on the couch watching a movie with the lights and balcony darkened and someone CAME INTO OUR ROOM unannounced! No “room service” no knock … just our door opening. We jumped up out of fear so quickly that we stopped them from fully walking into us. This was VERY odd because no where in the description of this listing talks about room service NOR did room service come at any other time during our stay? We attempted to get a soda from the lobby at one point and LUCKY tried using cash before a card because the machine ended up trying to charge $99.00 for a soda. My travel partner went to the front desk and asked about it and they said they “had to get it fixed” … scam? Overall not happy with the experience & stay.

The bathroom sink dripped continuously and the hot water knob did not work. The heat/air does not circulate to the bedroom and it was difficult receiving additional washcloths. The place was clean with a nice view but I wouldn’t pay over $50/night for it.

The lady at the front desk was very nice, but that’s all I can say that’s positive. Our room was in poor condition - exposed wires and missing light plate covers, a boot print on the wall, the mini fridge was rusty and had crumbs. Went to take a shower and the water was luke warm at best. They sent their maintenance to look at it which looked their teenager, who said there was nothing they could do. Due to that and the non stop music blasting from another room we left. Did not stay a single night. Left for a different hotel down the street.

Please don't waste your money on this Prison style hotel. You'll be sorely mistaken, if you thought the pictures you looked at online were that of the room you would be getting. The in person view is ten times worse. From the RUN DOWN conditions to the tape on the window, to the heat that didn't work, to the back door to the balcony that DIDN'T EVEN SHUTTTTT. Mold and mildew in the cabinets. It was just all around. Bad. We IMMEDIATELY left and went down to Boardwalk! Look at the G reviews !

We were pleasantly surprised, our room was clean and a great view overlooking the pier and water. Was actually kind of quiet for New Years Eve. Nice to have a parking garage.
