Returning guests. Have stayed here many times over past four years. Reception area and bedrooms now looking a bit tired and could benefit with up-grading. No elevator is a problem for guests with walking difficulties as stairs are steep. However, staff always willing to assist with baggage. Some guests may disapprove of noise ( if looking for a quiet sleep) especially at weekends when hotel is very popular for functions. Attractive restaurants and terrace.

Good place for wedding

Pros: Near to centre of city. Staff very helpful and polite.
Cons: A new toaster and more of them for breakfast time made it very slow waiting for toast.. Updating decor.
Location: Very close to city centre and train station
Staff were wonderful, feel hotel needs updating..went to bed about twelve fifteen ,very noisy clearing up downstairs until 2.30am banging about..bed not very comfortable. Breakfast lovely..reception room for wedding looked lovely, hard working staff.

Pros: nice atmosphere in the bar and close to Norwich city
Cons: The bed.
Location: Suited our needs
The check in was very efficient and quick, the bar and restaurant were pleasantly welcoming and a good atmosphere, food in the restaurant was nice, good choice although service was a little slow. Our room however was disappointing, number 33, it was quite noisy with what sounded like air con from the kitchens until it was switched off quite late at night and the room stunk of frying oil all the time which again I assume came from the kitchen. The TV screen appeared damaged and no picture was possible only sound. It was a pleasant surprise to find tea and coffee in the room and the bathroom was clean but the bed was terribly uncomfortable. My husband is 6'2 and he found the room a little small and the sloping ceiling was a problem for him.

The decor was nice and contemporary. Room was small but bathroom spacious. Room was top floor and quite hot although heating wasn't on and bathroom had strong smell of grilled meat. Nice toiletries and hot chocolate and biscuits in the room

Went with a friend for a spa weekend at nearby bannstynes and stayed at the oaklands. We had a really good experience. The food was very enjoyable especially the carvery. The rooms were modern and comfortable. live music at weekends until 12pm We also got a free upgrade as we booked two single rooms

Pros: Location for catching a bus into the city was good
Cons: Staff training
The staff appear to spend more time conversing with each other that catering to the customer. The room was on the 3rd floor and over the kitchen/laundry and was so hot the windows had to remain open overnight. On both nights there was an event on and the noise level of those leaving did not permit sleep until after 1 o'clock. The room reminded us of a room in a cheap Paris hotel we stayed in during 1970s, I think the mattress was the same one. The only way to use the mirror in the bathroom was to kneel on the floor. The room appeared to be an attic one and had an angled ceiling only allowing one to stand straight on one side of the bed. Most of the floorboards had a creaked. Had to walk around in the shower to get wet.

The staff were very helpful. It can get a little nosey when people are leaving the parties but that's only for a short time.
