Thank you for your feedback. As stated on our websites and Expedia's we are in the process of our property improvement. Which we have started on the 3rd floor working down to the 1st, then onto the public areas. As for the trash were sorry it was placed there as we do have staff that monitors the areas, and we do our best to keep it in check after other guests fill it up. As for the homeless camping on the streets, it is a constant collaboration with the City of Oakland to do their best to remedy the long stretched out problem that's been here since COVID. But we do provide a 24/7 security that keeps out the rift raft from our property. And looking at the prices in the area we have lowered ours greatly. We're sorry to hear your stay with us didn't go as planned. And are left wondering if you did read our disclaimer / notice that we are currently doing property improvement to the rooms from the 3rd floor on downward, hallways, then on to the interior and exterior of the hotel. As all carpet is in process to be updated and changed out. Yes, the whole hotel shall be repainted and updated. As we have listed on our website.

Which do to the fact that it's a shared wall for the 2 separate properties it has been a battle to get the repairs to it.
