Great location

Pros: Hotel staff is excellent. Very friendly staff.
Cons: Rooms are fair size, I would prefer a little larger.
Location: Easy walking to pier, beach, resturants and coffe shop.
Had a great time will stay here next time we come to Newport Beach.

More + than -

Pros: Location, location, location! The inclusion of a fair breakfast in the morning so you don't have to go out, struggle with that, lose your parking...
Cons: Keep it + quiet in the (at least, early) morning, we are tourists and want to sleep too (until 8:00am or so, nearly impossible at this place. Parking!
Great location about 3 short blocks from the Newport Pier on Balboa Blvd. and barely 1 from the seashore, great! Simple but effective, helpful breakfast included, great plus. Friendly and helpful hotel personnel in general. Clean, quite comfortable rooms but my husband and I found the pillows small and uncomfortable indeed. Thin walls seemingly in the building, early morning noises by other tenants and hotel deliveries, or whatever, were quite annoying (for us at least, every single morning of the 3 days we spent at the BSPH). Also, last but not least, parking a rather large SUV here is difficult, at times a small adventure by itself, given the tight spacing available. Beside the fact that if you arrive late from dining out, etc., most likely you will not find a spot to park your vehicle and will have to park on the street as we had to do twice during our recent stay. Still, the pluses outweigh the negatives, IOHO. That's surely why the Sea Shore Peninsula has pretty good reviews overall, granted.

Great hotel location

Pros: everything
The hotel is close to the beach and the channel/ Walking distance to either spot. Close to Newport pier, and plenty of restaurants . Hotel staff was excellent! Close enough to walk or bike all over Newport

Great little nearly beach hotel.

Pros: See above.
Cons: Better parking.
Location: Numerous things to keep one occupied. Google Newport Beach, CA!
Cute nautical/beachy/surfer decor. Very friendly and helpful staff. Only 2 blocks from beach. Right next to park and lovely basketball court...be sure to borrow a basketball at the front desk. Location was noisy being right along Newport Beach Blvd. Parking is tight but staff tries to accommodate everyone. Housekeeping staff did their thing and did not interrupt at all. Breakfast offerings did not include egg dishes other than hard boiled and no meats, but was nice otherwise.

This wonderful small hotel resembles a B&B. Courteous staff are very accommodating, providing beach amenities, nice breakfast, and a help yourself kitchen open 24/7. Parking is free, DVDs, and books are available on loan. Easy walk to the beach.

If price is a factor for you look no further

I have never stayed in a hotel with better service and amenities. It is obviously a motel but feels like a bed and breakfast rather than a motel. If price is not a factor for you of course Newport Beach offers better options but if you are looking for a good deal there is NOT a better place to stay-- I guarantee it. The rooftop view and set up is absolutely amazing as well. We loved this place so much we plan to go to Newport on our next vacation just to stay at this hotel (we booked the room because we were passing by and needed a place to stay).

My favorite place in Newport. I come gere once a month for business and always stay here. Not posh but so warm and welcoming. Lovely breakfast and amazing coffee to have at the little table outside your room. Balboa Penninsula is laid back SoCal which soothese the soul. Staff is amazing.
