Been coming to this hotel for a number of years when in Pattaya. It is convenient for when we need to be. The hotel is clean, tidy, well-maintained. In fact this time the air-con broke about 8am one morning and it was fixed by 11am, pretty good really. The only grumble I have is the same one as every time I stay here is the showers - why cant they fit thermostatic valves/mixers like everywhere else (even in other group hotel like LK Royal Wing). You cant mix the water properly and as soon as you add hot water to the shower it just comes out scalding hot. A couple of years ago they put a small sign on the shower glass telling you how to use the shower but it doesn't work. For me this one small change would improve this hotel from 9/10 to 10/10 easily. Other than than, heartily recommend this hotel.

Property was excellent but one particular staff at reception argue a lot and rude. Besides making payment she asks again for the same payments without checking. Her tone wasn’t pleasant. Spa, Sauna and pool weren’t operational.

Can’t go wrong at LK properties.
A/C didn’t work in the first room we were given but they relocated us within an hour. The junior suites are quite affordable, with plenty of room, full kitchen, living room, large master bedroom, nice, bathroom wit tub and separate waterfall shower and two balconies. Close to shopping, outdoor markets, beach road and many restaurants.

Stayed ten days here. Its big plus is the size of their suites, large enough to feel comfortable during an extended stay. Unfortunately they (and the rest of their amenities) are very old and tired.....definitely in need of a makeover.

I love the size of my room. The staff was very friendly and helpful. The breakfast buffet was one of the best in Pattaya. The cleaning ladies was very attentive and professional. What i didnt like was the small ants so its advise not to leave any food out and empty trash often.

Shower was totally faulty in the best Versace Suite room. First day shower water was on constantly and wouldn't stop. Then there was only hot water as the cold water valve was shut off!!! Another Versace Suite we had the front didn't door lock, it was faulty and constantly was a pain to close & lock. Swimming pool was not heated and refrained from swimming. Communication with the front desk staff was complicated as they had trouble understanding English. Check-in took more than 45 minutes!!! Overall, the hotel was very beautiful and enjoyed the location as it was extremely convenient.

Overall stay was comfortable and good. Service when needed was above average. Most of the people working there were courteous. Biggest problem was check in. I had requested early check in when making reservations. So upon checking in I requested early check in on Monday morning November 25. Lady at front desk who was not in a mood to help with anything denied firmly stating no rooms available for early check in. On insisting that I had requested one, she asked 1500 baht in CASH only if I had to check in right away. I did windup paying that thinking what would I do for half a day after jet lagged.Most hotels will accommodate you if rooms are available not this one.

Time for a change.
LK properties remain at the top of my for Thailand hotels. LK Royal Suite Pattaya is beginning to show some signs of it’s age and appears that maintenance is a bit lacking. Housekeeping staff are great and keep the rooms spotless. Everything is within walking distance, I mean everything. Think it’s time to try a different LK property besides Royal Suite or Royal Wing.

The hotel is located within walking distance of most POI's along a relatively quite street. The suites are very large making a longer stay very comfortable. So for most criteria it is a very comfortable place to stay. My only relatively small complaints are: 1) the included breakfast could have a greater variety. 2) their fitness center is old and could use more equipment and a refresh.

LK Suites is great overall.
LK properties are the best I have found in Pattaya. They understand hospitality. Clean room, friendly staff, well appointed, close to everything.

I have stayed at Most of the LK group of Hotels and in the past have found them fantastic .However This time I stayed at the LK Royal Suite I arrived to the most rude, arrogant receptionist a large lady with glasses , she was very rude abrupt and arrogant . I went to my room, my room was ok but after a cleanse of the bathroom I found brown matter on the floor of the bathroom its smelt like human Faeces or Poop sh*t ! I reported both to reception I was met the next day by an area manager who assured me it would not happen again. After our meting The room was cleaned everyday to my satisfaction, however the receptionist manner got worse, also a number of guest said, she was rude with them and very bad mannered All the other staff are excellent especially the restaurant staff and cleaning staff and the other two receptionist they all had a good attitude except, this one lady! she ruined our Holiday ! No more LK for me... You have be warned !
