Horrible staff, incompetent check in, given opposite of what I paid for, argumentative. Scratched my vehicle, sewer smelling bathroom, strobe light fire alam, horrible nasty beds.

Charming hotel in convenient location
The Charleston was a comfortable and convenient option close to the main attractions of spoleto. The hotel is very charming with rooms of a decent standard for the reasonable price. The breakfast was nice!

Breakfast was really good, lovely to eat outdoors on the patio. Room upgrade was offered and appreciated. Very helpful staff. Great location and good value.

Poor service but great location
The checkin experience was rather poor. The lady (the owner, I believe, as she mentioned her mother makes the cakes for breakfast) asked for our passports, gave us our room key, and told us where the room was. There was no effort to explain the breakfast situation, to explain the rules around parking in the area (I had to push and ask), and she kept our passports and made no effort to explain why she was keeping them. When I asked to have them back, she explained that the night porter would make a copy of them when he arrived and would return them to us in the morning. Clearly, she just couldn't be bothered to complete the process herself, which meant leaving our passports sitting in the open pigeon-hole behind reception all night. After checking into the room, I realised there was no view (just a side wall) when the booking stated there would be a courtyard view. The lady became defensive and started explaining that this was what Hotels.com/Expedia sent her (despite me showing the booking) and that the room type we booked does not come with a view. She said there were larger rooms available, but that we would need to pay to upgrade. There was a lot of noise from the bar next door until well after midnight. Additionally, the cleaning staff in the morning were extremely noisy in the corridor, which was not very conducive to sleeping in. Finally, breakfast only had filter coffee - in Italy, espresso really would be expected - and only hot milk to go with the cereal! :(

Dear Mr. Mark, I'm sorry you were not satisfied about the check-in procedures. During the check-in I suggested to park your car in our private garage, you have replied us that you had already parked it and you did not want to pay the 10.00 euro fee for our private garage; so i handed you the city spoleto parking Pass so you coul leave the car as you had parked it, without having to pay the parking lot in the blue strips and move it every 3 hours, I took all details of your car to be communicated to the parking authority because you entered the ZTL (hisorical centre); then I took the documents to complete the registration practice for which there is no need to wait for the next morning. When you returned to the reception you stated us that you had reserved 1 room with a view, I took your reservtion practice of reservation to read it and check if we could have made a mistake, then I shown to you the reservation and you have seen yourself that there was nowhere written that you reserved a room with a view. We have no rooms facing the wall, we have rooms having the view on the square, and we have rooms with the view of the caracteristic alleyways and narrow streets of the historical center of Spoleto.

A fair place to stay in Spoleto
There is no internet in the rooms. I had to go to the lobby to connect. There was no way to regulate heat or cold. A/c unit leaked water but it was too cold to use it. Instead there was no heat in the room which was cold & damp. The rooms allowed a lot of outside noise in. The breakfast was minimal. the parking was fine.

Personnel very helpful in every respect. Room more than adequate for the price. Breakfast adequate. Location was excellent, walking distance to every thing I wanted to do in Spoleto. Initially, I parked outside the city walls and walked to the hotel for driving instructions; hotel personnel mapped the one way street route to the hotel and I was able to drive the streets to the hotel OK. Grazie! This will be my future choice for trips to Spoleto.

Great and convenient hotel in Spoleto
We were very satisfied with this hotel. It is in a great location, very clean, the staff were kind and extremely helpful. The breakfast was also very good. Overall, a great value and represents the lovely town of Spoleto very well. We'd definitely stay here again.

Charleston, Spoleto: great sevice/value for money
I give the Charleston, Spoleto a high 4 rating, in part, because of the excellent value for money compared to many other hotels I have stayed at in Italy or elsewhere. The hotel was easy to find and reception was very welcoming. The large room was sparsely but adequately furnished (perhaps minimalist would be the fashionable description), the bed was very comfortable. The room was well maintained, clean, and the 'plumbing' worked efficiently (my wife is very critical about such things). Again, we have not always found this the case even in rather more expensive hotels. To my wife and I the breakfast was more than adequate. Without exception the hotel staff were courteous, friendly and extremely helpful. The Charleston is close to the Roman Amphitheatre, Archaeological Museum and other places of interest, and not too far to walk to the escalator that goes up the hill to the Rocca, Duomo and other sites. If going by car book the hotel's garage parking, it's cheaper than legal on street parking or car parks.

This hotel really cares!
I've been to many hotels in Italy and this is by far the most service-oriented, genuinely caring staff I have ever seen in Italy. The rooms are extremely clean. The bedding is superior. The breakfast is above average for Italian standards (rolls, lunchmeat, cereal, yogurt, croissants, juices, coffee, etc.) My single room was rather small but very pleasant. But the price was great for the comfort level. I will definitely stay here again and recommend it to all my friends. I traveled alone but I saw they were also very friendly to families with small children. Plus they have 3 rooms to the side that are for people with pets. So, the normal rooms never have pets, and the 3 pet rooms are dedicated for people traveling with their pets.

Quiet piazza in Historic Center
No matter where you stay in Spoleto, you will be climbing! If you drive, though, this hotel will be ideal, with its very own parking garage on a very small square a little south of the Via del Mercato. The staff bends over backwards to make your stay perfect. A computer and Wi-Fi are both provided in the very comfortable (double) lobby. Air conditioning in the room. Breakfast is plenty, with excellent coffee choices, fruit, the usual pastries, cereal, yogurt, rolls and cheese & ham.

Hotel was in a great location and the staff were very helpful, printing out driving directions for us after our rental car's Garmin failed. Only negaitve was the bathroom was rather dated, but otherwise a great place to stay and Spoleto was a beautiful and interesting little town.

Hotel nel centro storico valido per visita città
Hotel sito al margine del centro storico. Buona posizione per visitare il centro con il Duomo a 10 minuti a piedi. Camere adeguate, letti comodi. Buona colazione. In tarda serata, rumore di musica da un bar vicino; meglio chiedere una capra che dia sul retro. Ottimo il parcheggio privato (a pagamento) in una città con pochi parcheggi nel centro.

L'hotel è in posizione centrale. Con una passeggiata si possono visitare i luoghi più belli di Spoleto (Duomo, Teatro Nuovo, etc) e raggiungere i luoghi della movida serale (ristoranti, bar, etc) Staff gentilissimo e collaborativo, colazione varia e abbondante.

Buona soluzione.
Si tratta di una struttura di buona qualità situata nel pieno centro di Spoleto.La camera non era molto grande ma era presente quasi tutto il necessario tranne una scrivania o comunque un punto d'appoggio.Il letto era comodo e il bagno funzionale.La colazione abbastanza varia con servizio di bevande calde dal bar.Sobria cortesia alla reception.Posizione comoda per il teatro,a 100 metri,un po meno dalla stazione (circa 1,5 km buona parte in salita) ma se si hanno bagagli pesanti si puo' ricorrere ad un taxi.Nel complesso il prezzo pagato è ragionevole.

Albergo carino in centro che rispecchia le aspettative... solo una critica ... le camere in dependance andrebbero specificate perche' per la colazine bisogna uscire e recarsi in albergo e andrebbero dotate anch'esse di wifi che c'è solo nella struttura principale.
