Decent place for Cambodia. Very close to bars and has a cafe and restaurant on site. Rooms could be updates but it is Cambodia. No o ok he speaks English lol.

Excellent location and reasonable budget hotel
This is a budget option and my judgement is based on that level. Area is excellent. The staff are young and friendly. The rooms are basic but functional. the security is good but again basic. There are coffee shops, convenience stores, restaurants, ATMs and Tuk Tuks all at the front door. The National Museum and Palace are within 200 meters walk. The River front is a similar distance including the FCC (Foreign Correspondents Club) for a sunset drink. - If you want 5 star then go elsewhere. - I'm coming back here again and again

Crap property, Reception outside the building in a kiosk, Open access for anyone to get to the rooms. Door locks loose so could be opened in absence. Toilet flush tank lid open and said could not do anything about it. And lots of mosquitoes. Will never go there again or recommend. Surprised about the ratings, as that’s why I rented it.

Good low cost hotel in a prime location
This is a budget option that delivers all the needs of basic travellers. The hotel is a 5 minute walk from the National Museum and a 10 minute walk from the Royal Palace Gate. There is a 24 hour cafe downstairs and dozens of restaurants within 5 minutes walk. The riverside promenade is only 5 minutes walk away also. Rooms need renovating but are good for the location and price. The hot water, air-conditioning, WiFi and TV all work fine but it is a basic standard hotel. Don't come expecting 5 Star. The staff are helpful and the reception speak a good standard of english. The laundry service was good and inexpensive.

We booked three days in two different sessions and when we arrived we slept in a different hotel because the room wasn't ready apparently,but for everything else was perfect,nice staff

The location is handy for dining options
The stairs were very narrow and steep, but they did carry my bag up to the second floor. The front "desk" (box) was not always manned, so I learnt to just carry my key with me, although most places advise against doing so. The front desk could not help when I needed to check with a tour provider about pick-up time.

Good value cheap hotel in excellent location
This is a good value cheap hotel. Location is its selling point. It's secure and the staff helpful if you are patient. Not all speak English.

Good budget hotel & staff, poor management.
RSII is a great budget guest house, just poorly managed. They do not deliver all they promise on the website and the staff have not figured out how to deal with the discrepancies. Lacking resources (specifically- safe in the room, robes, etc.) and in my case a room with a view, calm insistence got me the room that was booked on the second day and a friend at the desk. Ignoring reality not matching the advertising, RSII is a good budget hotel, great location and good view. The two door locks I dealt with should be replaced. Suggest resisting the urge to take out frustrations on the staff. They are not likely doing the advertising. Management is rather poor perhaps they will read this and improve.

It was ok, the area is not the best and the facilities leave a lot to be desired. The doors were very difficult to open, it was generally shabby and dirty, toiletries were limited and the shower was very very weak. There is also construction on the ground floor, in general the hotel is only partially complete. Saying that, the staff are very nice.

Guesthouse was conveniently near tourist place of interest however there is no elevator to reach the fourth floor.

Mixed bag
Was ok for a couple of nights. Very small and basic; none of the promised amenities eg tea, kettle, robe, slippers etc. Had central location, some friendly staff, fridge and TV I didn't try, pick up from airport.

Good city hotel
Good little hotel within 10 mins walk of national museum (good), president's palace (ok for walk-by), Mekong Riverside (ok), and lovely city parks. Good food locations around in pleasant tourist areas. Room was fine - clean, with wi-fi, decent TV stations. Very helpful staff re room and trips/further travel, and even packed up my breakfast when coach arrived early. No lift that I could see. Excellent budget hotel that I would use again, and actually put subsequent hotels used in Cambodia to shame!

A Very old hotel with no lift. No amenities avaliable in the surrounding area. If you need a place to sleep for 7 hours at a super low price, this is the place!

Dirty and worn out
We stayed with wife here for 1 night in deluxe room. It's in fact just a standard room, nothing fancy. Door to bathroom wasn't closing as it was broken, tubes and wires stack out of the wall in the shower, dirt all around any switchers. Deluxe room is right over the kitchen, it was terrible small all the time. Worst hotel experience ever.

Terrible place!
Overpriced place, very dirty, no wi-fi signal on 3d floor, very strange smell in rooms, stuff was completely unhelpful. We stayed for few nights there with my friend and it was a nightmare, so we just checked out after 2 days - no money were refunded for further booked days. I have no idea why some people think that this place is clean - we saw few rooms - all in same bad condition, we went to nearest hostels and hotels and it was cheaper and cleaner in most of them. My advice don't stay here. PS: no balcony - it's a public balcony where people walks and sees everything happens in your room.

Very close to riverfront - good location. Staff friendly and helpful, moved rooms easily when air con didn't work. Not sure if value for money though. Room small and dated, probably okay if you just want to be close to the riverfront.

Good hotel, great location!
Near Happy Herb Pizza and the Mekong! The Royal Palace and the Silver Pagoda are within walking distance. Wat Phnom is a 20 minute walk away. A convenience store is adjacent to the hotel if you need water, beer or snacks if you get the munchies. The staff is friendly and helpful.

Budget Hotel, Great Location
This hotel is an adorable, quaint hotel in the heart of the city. You can walk to so many attractions from this location. The hotel room was small, and the bathroom smaller but it seemed to have some history to the building. The room was clean, and the hotel staff was friendly and helpful.

Unusually bad Lodging Experience
There are some charming aesthetic features along with a good view fro certain spots. I a traveling around the world and very used to modest facilities. rarely is a place so bad that I feel compelled to move. I had a tiny room. Tiny. Constant noise from construction, which may subside by the time you visit. The bathroom was a joke. The toiletries sat over the toilet as there was no room over the sink. If it falls, well... Things didn't work. Now some of this was the somewhat behind the curve aesthetics of the budding Cambodian tourism business. But the amenities and experience are really not suitable based on even minimal expectations. The bed was very bad. I have no problem with stairs. but these are steep concrete stairs. Please don't think of taking a wrong step. And did the fellow who took me to my room offer to carry my backpack. Nope. Stay away. Lots of much better choices.

spend the extra 10 dollars for a better hotel
Pros: location is close to the grand palace, river front and lots of places to eat. Cons: rooms and hotel are not clean. Rats in the kitchen. Bed sheets are dirty and they don't change them even when asked. I slept with the lights and my clothes on every night. I would recommend spending a little more and getting a room somewhere else.

Our booking was messed up on arrival and the manageress was rude on the phone when I spoke to her for assistance. There were big rats scurrying around in the kitchen area and there was a terrible damp, putrid smell from the kitchen up to the 1st floor.

Reasonably priced budget hotel
Centrally situated close to Riverfront - very steep external concrete staircases to upper floors, which could present a problem for the elderly or physically impaired. Standard rooms very small with no storage space, just a hanging rail with 4 coat hangers and large double bed leaving very little other storage space.Complimentary breakfast,off a set menu,was eggs,eggs and more eggs and fairly basic. The staff were polite,friendly and consciencious, and yes, in spite of its shortcomings l would stay here again.

Disappointing misuse of a building
Pnomh Penh is hard work and this is probably the worst area to stay, although the most interesting. The tuk tuk guys could be sorted out. There was a rubbish collection strike during my stay but no attempt was made by local businesses to ease the situation and the whole city stank to high nirvana. The breakfast was rubbish. I can't think of anything positive to say about the whole experience. The level of English in PP is generally terrible, and this place wasn't any worse than the others. There are any number of better options for the $30 I paid.

Not pleasant at all, Dirty room with what appears to be abit smeared up the wall, Mould growing on the fridge & the smell of burning rubber coming up from the road outside. Located within walking distance to most things but on the worst road off riverside! Avoid

Fair value for money
Hotel is ideally situated very close to the River side,and represents fair value for money.Access to the rooms is by weird "external" staircases which are fairly steep and might create severe problems for elderly clients. All staff are anxious to please, and cannot be faulted.The room l booked was described as 20 sq.metres in size - however the room which contained a large bed, as requested, took up the majority of the room, there was no storage space, only a small hanging rail with 4 distorted hangers'Wi-Fi reception in all areas of the building was excellent. The bathroom/wet room was far too large for the size of the bedroom,and could have been better planned to give more room in the bedroom.

This is a good budget option in the heart of the riverside area of Phnom Penh, ideally situated for the royal palace & national museum. The room was basic, but had everything needed. No lift though, so keep that in mind.

A pleasant enough stay
Good location, nice enough hotel. Room was a little small, but was comfortable enough. Clean and tidy. Bed a little springy, and newer sheets could be bought as mine were a little old (though clean!)

On the whole, I was satisfied. The staff were extremely helpful, and the location of the hotel is great, which is always what matters most to me. The rooms are ok, but nothing special. Only one electric socket worked.
