Parking notes: Gravel driveway is on the left from staples street. There is a wooden post at the entrance. Parking spot is F outside of the main entrance door to the building in the rear. Only 1 parking spot (F) is available. Unit is on the 3rd floor. No LARGE cars/trucks

Not worth it
The unit has a really nice view of downtown and the pier. Cool view of the ferris wheel lit up at night. At first glance, the unit is nicely decorated. However, it needs to be refreshed - there are chunks missing out of the walls, things falling apart, ongoing water damage next to the tub. Maintenance from the building came by on the first morning of the stay to check on the kitchen sink because there was a massive leak happening to the unit below. Overall, it seemed as if no one has been keeping up the unit, aside from routine cleaning. Building reeked of weed smoke. The bedrooms are directly next to an Irish pub, so I do not recommend staying there Fri-Sun (the band was cranking until 1am). The living room couch is literally the most uncomfortable chair I have ever experienced in my entire life. For the price, I was pretty disappointed.

Location of the property was ideal. However, the property was outdated and needed much repair to some of the furniture pieces. The couch in main room has springs pushing through. The queen mattress needed a topper. My husband and I both had some back pain after sleeping on it. Cleanliness was an issue. Dusting on the fans and dirt in the windowsills. floors and surfaces were not well cleaned. We had a nice view of the pier and Ferris wheel. Very centrally located. My family did have a nice trip.

Cute apartment in prime location
The location is amazing for a stay in OOB. Short walk to the beach, in the midst of shops and restaurants, and a great view of the ocean from the living room and kitchen! The apartment was clean and a good size for two people and two dogs. Having two full bathrooms was also a huge plus for getting ready! The only con in the apartment was the couch. It was incredibly uncomfortable with springs sticking up at varying angles. The hallways in and out of the apartment are narrow and a little dark as we read in another review but it wasn’t a huge deal. There wasn’t a ton of foot traffic in the hallways so it was a non issue. You could hear other apartments and neighbors with loud music and TV in the evenings but the noise never stayed loud late into the night so it wasn’t a huge issue for us at all. Overall we enjoyed our stay, everything we needed was provided, and could see ourselves making this an annual trip!

Quiet Winter Retreat
Yes - this is a prime resort area in the summer - very very busy with lots of attractions and beaches and summer time eats. We were there early December and the area is shut down. But we loved it - quiet so the focus is on the winter sky and changing ocean. Lots of nice long walks. The condo was ideally situated on the main street - the third floor offered great views of the morning sunrises. The condo is nicely appointed, very clean and accommodated our party of three perfectly. We had everything we needed (well, a toaster would have been nice:-). Next door is a coffee shop that features homemade cinnamon buns. It was a daily stop. Old Orchard is wonderful in the winter. We hated to leave the town and our rental.

Disappointed
This property was a disappointment. The unit is in an old building that is run down outside. The stairway and hallway to get to the unit is dark and narrow. - very rundown The unit looks like the pictures online. It is bright and sunny. The walls are paper thin so you hear the neighbors non-stop. I would it consider the kitchen well equipped The pots and pans and silverware were cheap. I am not expecting a chef kitchen but the pots and pans were super low end T-Fal pans and dollar store thin silverware. The couch looks super cute but is incredibly uncomfortable as are the chairs. If I could have found a hotel or another rental, I would have checked out immediately. I would not recommend this place to anyone.
