We stayed here 2 nights the weekend of Labor Day, the town and motel was very busy. The continental breakfast was very good, the room needs updating, the decor was very dated. The environment around our room was noisy, but again it was a busy weekend with families. The location is walking distance to all the shops/restaurants in town.

Pros: Conveniently located and clean.
Cons: New pillows for the beds, one or two designated smoking areas instead of the entire outside area, even near non-smokers rooms.
Location: In the heart of Kennebunk with shopping, ice cream and restaurants nearby.
I arrived late in the evening and left before 5am the next day so I was not able to see the external facilities or enjoy the free breakfast. The desk clerk was friendly and accommodating. The room was dated (tile ceilings, printed wallpaper) however the bath facilities were super - best shower - and new granite-like vanity top. Pillows were lumpy and the upholstered chairs were stained. The thing I really took away was the number of areas for smokers - right outside most rooms. Great for smokers, not so great for non-smokers.

Things were clean, but well-worn. The room was perfect for our purposes. The location was perfect, the neighborhood was fun, and the staff members were friendly and helpful. We loved being able to hear the singer at the near-by Irish pub, if we left our door open. We're glad we chose this hotel. It made for a fun evening on our way to our final vacation destination. I wouldn't have minded a few more days there.

The Kings Port Inn is directly in downtown Kennebunk, right next to the port. We were able to walk to all of the restaurants and shops that we wanted to visit and even took a walk down to the beach to watch the sunrise (the beach is still about a mile from the hotel). Breakfast was served a little late, not until 7:30, but it was a nice hotel breakfast. My husband and I stayed here for our honeymoon, and we wanted to be in Portland, but this was about a 30 minute drive from the city and I'm glad we stayed here instead.

We enjoyed the our stay at the kings Port Inn .We loved the town and the Inn was close by all in town amenities The Inn is very nice. We booked a room with a King size bed. The room was perfect for our needs.,bathroom was a bit small. We were given a first floor room instead of one on the 2nd floor when I informed the hostess that I was using a cane to walk ,but hadn't booked a handicap room , and have difficulty with stairs.(there 's no elevator) There's a trolley ride which will take you to the beaches , after a tour of the town and beaches but the local seashore bus line is most economical and runs into the evening.It runs from York to Kennenbunk daily.The Inn is a block away from restaurants and a robust shopping area..The Inn provides a modest breakfast but if you wanted better coffee and a full breakfast, stop by HB Provisions .It is a general store across the street from the Inn and it serves breakfast and lunch daily as take out and there are tables inside and out to use.

Pros: Good location. Quiet, considering it was on a busy street and near to the downtown area. Comfortable with a good continental breakfast included.
Cons: Mattress was really hard.
Location: Very close to restaurants and shopping. Walking distance.
Great location in Kennebunk, just steps from restaurants, shopping and Kennebunkport. Everything is within walking distance.

Pros: The location is great.
Cons: More variety in the breakfast foods would be nice.
Location: I stayed there to attend a wedding at the Colony Hotel. The Kings Port was only 1.5 miles away from the Colony.
Parking was easy, the room was standard, and the breakfast was okay. All in all, worth the money.
