The property is in disrepair and shows neglect. It seems that Starwood knew they would sell to Marriott and made the choice to not invest in the upkeep you would expect from a five-star resort. (Examples: torn and tattered carpets in lobby and main hallways, wallpaper bubbling and peeling, touchup paint jobs where paint does not match.) This is in addition to the décor being quite dated. The location is stunning and the service was great. The pool and beach areas are fantastic. If you are expecting to be "wowed" by a luxury resort, i think you will be disappointed. When the new ownership group (ironically Starwood again) completely renovates, it will truly be a world-class resort. Until then, re-set your expectations.

Our great experience stated with a speedy and courteous check in. Hotel and grounds are well maintained and beautiful. Valet service is super efficient.

This property is nestled in an epic dreamlike location, I don't think you can dream up a better beach or view than the Princeville Resort offers.

Good location, away from busy town areas. The property is very old and the condition of the carpets and outside looks are very bad. Cement is peeling off the walls. The new owner needs to do some major renovations!

I think for the price you pay you shouldn't be charged resort fee AND valet fee- Need updating - tv kept going out- shower faucet leaked and made rumble with hot water

Thanksgiving 2018 Location location location, but, it’s a 3 star hotel masquerading as a 5 star. Best dramatic mountain vistas, sea views & sunsets on the island but the staff falls short on all service levels. Staff at valet are great; registration staff not top notch & give out inaccurate resort info, lounge bar full of children, no adult gathering area or place to socialize over a drink without noisy kids, the wait staff inattentive (in the lounge, bar & restaurant). The room housekeepers are inconsistent too. Ocean front rooms specious, spectacular views, great bathroom, super comfy bed & terrific pillows (so good we bought them online). Housekeepers erratic replenishing supplies & removing trays from room svc. Property transitioning to Marriott & hopefully svc improves. Would I return? Possibly because of the views & surrounding Princeville area, it’s parsfise!
