I hesitate to share how much I love Villas de Rosa because I don’t want everyone to know. The location is amazing, right on the most beautiful white sandy beach. For food, you can order room service anywhere on the property. There is a great variety of options to suit many tastes. Then the beach bar next door is fun and has the best staff. The rooms have crazy strong water pressure in the shower, super comfy beds, huge dining table and living room lounge area, always an available palapa and the BEST snorkeling right out front. Tony will help you with anything you need during your stay. I’m trying to figure out when I can return!

Right on the beach with a beautiful view (from a two-bedroom condo). This place is functional, not fancy. Nice to have a kitchen, and if you don’t feel like cooking the room service meals are excellent. Four twin beds (can be pushed together, but not an actual king sized bed). The beach area is nice, and we always got a chair. I recommend renting a car to explore because it’s a bit out of the way. I would request a room away from the restaurant next door. The owner of the restaurant has two very large dogs who barked at all hours and woke us up regularly. Other than that, we had a lovely, peaceful stay.

The staff and service was great! The beach bar had a very cozy feel. The entrance and driveway to the beach property is extremely sketchy. We arrived at the address according to Google Map and were very reluctant to drive in to look for the property, But we finally found the property after driving thru a very dark and pot hole ridden road. I would NOT recommend this place unless you want to try something very out adventurous. Also, you will be very limited on restaurant selections unless you rent a car. CHEERS!!

The location of Villas DeRosa is tremendous. Beautiful view as you walk right out onto the beach. The Villas have the best section of beach in the entire bay. Building and amenities are dated and show their wear. But it is a great little place.

Tony is an absolute gem of a host. This is our second time visiting in 9 months and we will be visiting again later this year. These condos are spacious, beautifully positioned on the beach with wonderful staff and yummy food.

This was absolutely our dream vacation come true! Tony, the owner and manager, is wonderful! What we loved: wifi, easy and efficient whatsap communication with staff and to order room service (delivered delicious meals to anywhere you wanted...beach, roof-top), fabulous accommodations and daily housekeeping, gorgeous beach with plenty of beach loungers available. Quiet location away from the hustle of Cancun. Nice restaurant and bar next door on the beach. Easy to take local transport (collectivo) into Akumal town, up to Playa del Carmen or down to Tulum. Rooms had A/C, fridge, microwave, coffee maker, safe, water cooler for drinking water (bring a water bottle and just fill up each day), beach towels provided, great water pressure in shower with plenty of hot water. We had pool-side room with balcony overlooking pool. It got great afternoon sun to dry our bathing suits and towels. The beach is gorgeous! calm turquoise water! All the staff was wonderful and Tony makes you feel right at home and is quick to answer any questions. He seems to know the name of every single guest! We are already dreaming of our next trip and bringing the whole family and renting one of the beach-front efficiencies as they looked especially fabulous!

Absolutely loved our time here. We stayed in a top floor ocean view suite and it was such a breathtaking view. Everyone was super friendly and kind. Tony is the absolute best host ever, he was extremely friendly, answered all of our questions promptly, organized cabs for us, and gave excellent recommendations for activities. We loved Tony and his awesome staff! The suite was massive and came with a full kitchenette which was handy. They also provide a huge thing of drinking water which was great. The deck was huge and had the best view I've ever had in a hotel: completely unobstructed ocean view right there on the beach. We woke up to the sound of waves crashing every day and it was bliss. Wifi was strong and speedy every day. There is a pool on site as well and one end is deep which was fun! We mostly stuck to the gorgeous and pristine beach, which always had loungers free and was kept clean. The hotel has kayak and snorkel rentals for a small fee, it was very fun! The waters are turquoise and filled with fish. Perfect to swim in. The downsides, to no fault of the hotel: you should get a rental car because the nearby dining options are nonexistent (there is delicious room service and a nice beach bar next door, but both are pricey, as is everything in the area). Cabs are very expensive, about 400 pesos to get to nearby Akumal, and then another 400 back. There is no uber in this area. That being said, this was such a phenomenal location and we highly recommend it!

The million dollar on the beachfront view, the employees, and beach were all amazing, especially the property manager Tony who was always available with a welcoming smile and seemed to really care about making sure your needs are well taken care of —from arranging our airport shuttle, to taxis and cenote dives. Room service, free WiFi, bottled water and ground coffee, and water sports/snorkel gear, daily maid service, comfy lounge chairs, cold bedroom ac, and plenty of hot water with good pressure, this spacious condo-hotel provided a much needed and wonderful escape for my family! It’s basically everything you need —and everything you don’t. A rental car and stocking up on groceries in Puerto Adventures are recommended since the area is 5 min from Akumal by car —and the general store is convenience-store-pricey. We bundled air/hotel/rental car with Expedia and received a great deal!!!

Villas DeRosa is located on a nice stretch of beach. It is a small quiet property. Very relaxing. There is a kitchen on site for breakfast lunch and dinner, There is also a little beach bar / restaurant next door. So no need to leave the property if you don't care to. We had a one bedroom beach front unit which was perfect. Not fancy but well equipped and clean. Air conditioning in the bedroom. Living room sliders opening to a beautiful ocean view. And Tony, the manager is the best. He can help you with anything.. Personal service is above and beyond.

Super relaxing stay. Tony at the front office was nice and very helpful with information and gave us a quick walk around the property. The place has a great mexican beach vibe with the beach right outside your door step. Super nice especially for us traveling with a 4 year old. They offer room service which we did not take advantage of but there is also a beach side restaurant next door within walking distance which was very nice. Highly recommend this place is your looking to get away from the large resorts and get a quieter experience in the area.

Even though this property could use some tender loving care, it is a gem on the Mayan Riviera! Because of COVID, the restaurant was not open, but you could order food from a menu for your room or pool side. And their was a beach bar that you could both order food and beverages. The food we did order was very good. Comfort food. On our vacation, we stayed in both an All-Inclusive Resort and a Hotel settings. We much preferred the relaxation and casual setting of the Villas De Rosa! We would both recommend a stay here and if we return to the Cancun or Tulum area, we would stay at this property again.

We loved the charm of this property, although it isn’t fancy or high end, the location on the beach and the food is outstanding! We had a very windy and rainy night, and how cool was it that Tony delivered our dinner to our room! We also had breakfast in the room the next morning, and it was delicious and fresh. Our stay at Villa de Rosa was wonderful. Beautiful beach location, lovely accommodations and Tony was just so nice and helpful in every way. The road leading to the resort was a bit bumpy but a small price to pay for a great vacation.

This place is AMAZING. If you like to avoid crowds and tourist traps, but enjoy the luxory of staying on the beach, this place is for you. The hotel is older, but the view, on-site food service, and hospitalty are top notch. Will be returning for our next stay!

We were looking for a five day stay on the beach and did a last-minute search. This place was available and we enjoyed it very much. Spacious suit with a dining space and sitting area + one bedroom and a patio right on the beach. You can snorkel 50 min from the shore and the beach is nice and clean. You can order food to your room or on the patio and it was good and reasonably priced. Beach bar next door with nice cocktails (could be the same owner) Super nice and helpful manager from the US . If we would have more time the owners offer dive trips and cave diving. We may come back!

Villas de Rosa is fabulous- the spot is amazing and a great stretch of beach. The resort is very clean, friendly and attentive. We will definitely be back…it has a very relaxed atmosphere and easily accessible to lots of other adventures.

Stayed at Villas de Rosa with my mother who only wanted to relax and we absolutely enjoyed our stay! Spectacular view from our ocean view. It's not brand new, but it was super clean and staff was super nice and friendly. Our host Tony was very welcoming and we could arrange food (breakfast, lunch and diner) to be brought to our room or at the beach. And by the way, all A's to the chef, food was amazing! The hotel is located at the best spot on the beach! Will definately go back!

A good spot
We really enjoyed our stay here. It is a cozy and comfortable place. Very laid back and low key. No nightlife at all, but that is what we were looking for. We got lucky and got in on good weather, as well. The management and staff were great. The bed was comfortable and everything about the room was very satisfactory.

Fantastic place with the sea at your door.
We had a fantastic stay, our room had a huge balcony with an awesome sea view, but the most wonderful memory is the turtles coming ashore, what a magical thing to see! Thanks so much Tony and team for being so accommodating.

This place is a hidden gem! Tony and Sam helped us navigate our check-in and were able to provide us with an upgrade our room to a lovely one bedroom condo. With beach view and walking steps to the beach along we had everything we can ask for. Tony and other staff were extremely responsive, food was delish, and our room was cleaned daily (if wanted). This place is definitely going to be one we return to in the coming future. Thank you Tony and staff!

Just the best, quirkiest stay! Tony is lovely and super accomodating - service was above and beyond. Truth be told it was the best food we had in Mexico all things considering. The soup doesn't disappoint but truly everything off the room service menu was delicious. We had a wonderful night in an upgraded suite facing the ocean during a powerful thunderstorm. It was beautiful to watch from the patio. We reluctantly left a day early because we had double-booked and moved to our next hotel.

Tony is great. He and staff were very helpful in ordering taxis and accommodating. My 2friends and I Spent 5 days and ocean view rooms were exquisite. Very slow season and very windy so no snorkeling or ocean diving … next time!

Loved the staff, Tony and the guests who were also there during our stay. We stayed for 2 weeks and this is one of the best vacations we have had. The quietness and the beautiful white sand and ocean right outside your patio is amazing.
