My girlfriend and I stayed 3 nights. Location is very good - 5 minute walk away from San Pietro station so is easy to access from the airport, but not close enough to hear trains at night. The Vatican is a two minute walk away, which can be useful if you want to get in early to beat the crowds! It is a twenty minute walk into the centre, which is definitely do-able, or if you don't want to walk a bus runs from S. Pietro station. The landlady is very nice, helpful and speaks good English. The room was very clean, pretty spacious and well provided. Breakfast each morning was a fresh croissant, with cereal, pastries, fruit and tea & coffee, all included. Overall was excellent, would definitely recommend. Only potential downside I can think of is it was in the basement, so the view wasn't great (although there was a high window onto street level) - however, if you spend your day out and about in Rome this won't be a problem.
