The hotel rooms are very noise translucent. One could hear the neighbors walking, talking, and even snoring. It's an old property, the facilities are bare minimum (though better than a motel). The cleaning staff did a very cursory job of cleaning 3 out of 5 nights of our stay. Even the trash can was not emptied one of the days. The only redeeming point is it's location- very close to the Intercity and local baybus stations and within walking distance to Eat Street.

This hotel was pleasing from the outside, but the rooms were small and worn. Decor was awkward and old and not complimentary to the exterior appearance. The bathroom was small, dated and cringy. Everything worked but it was not a comfortable stay.

Nice ambiance, great location, superb staff. There is no lift/elevator which makes it difficult if the rooms are on the upper floor. However, the staff is very helpful in taking luggage up if needed.

We didn't receive the room we booked. The room we received was dated and nothing like it looked on the website. We made a reservation for high tea and when we showed up they had no record of it. Parking is limited. You have to reserve the heated pools/ spa which are private use only, but during our time other guests came in.

Booked a suite and it was nothing like the photos posted online. Cobwebs from the lighting, missing paintings, peeling paint, stained furniture. Had to take a second look to make sure it was the same one I booked. Disappointed in the room in general. Location was close to everything and the staff was great. Wouldn't book again

Great stay for Tarawera Ultra. Lovely old building. Staff were helpful and friendly. Was a bit worried about the parking but paying for parking right out in front from Friday check in till Sunday checkout was only $11 and covered in one transaction on the parking meter.

This character hotel, mostly in the Victorian style, was a good value and centrally located. Rooms could use a refresh. This hotel is very central to the downtown area and just a short walk from lots restaurants, bars and shops. They don’t have much onsite parking, but there is plenty of free parking on one of the streets next to the hotel.

Claiming that this property is 4 or 4.5 stars is an absolute joke. The room that I stayed in was extremely dated (not in a charming way). The bathroom is so old, no amount of cleaning can make it look clean so it looks like a dump. Very misleading star rating and as such, very overpriced. This should be a 2 star hotel room tops. I will say that the staff at the front desk were very nice, check in was easy and the location is great. That unfortunately doesn’t make up for the absolutely awful rooms. Hands down, worst rooms I have stayed in during my 4 week stay in New Zealand.

Enjoyed our stay in Rotorua. Very nice staff who genuinely like to help in any way. Enjoyed hot tub and sauna but would have liked regular pool since weather was hot when we were there. Several restaurants and shopping nearby. Had nice walk to nearby park with historical buildings gardens and geothermal pools. Building is quite old but very elegant with common areas for conversion and drinks with friends. No elevator in hotel but staff will help you if you if you have heavy luggage and room is on second floor. Good value for the money. Highly recommend.

The room needs very significant maintenance: furniture was old and partially broken, carpet old, torn, and worn. Also the bathroom requires some maintenance. The entrance and the exterior of the property is nice but the room is the opposite.

Good location and the room was clean but was not happy with the staff. We were told at check in we had $25 credit for breakfast and we went for breakfast the next day asking if we had the credit but instead of having us wait while they checked they said everything was fine and led us to breakfast. It wasn’t until we finished breakfast did the manager then tell us we had no credit for breakfast and that $50 NZD would be added to our checkout bill. We didn’t mind that we didn’t have credit but there were multiple times someone could’ve told us especially before sitting us down for breakfast.

The building is beautiful, but the rooms are not of a high standard. We paid $330 per night for two of us, and given the condition of the room, not worth this amount of money. The bathroom needs upgrading, broken tiles, peeling and dirty sealant around the shower, and poor lighting. The hotel did not have a working guest laundry, which was an issue as we had been travelling for 10 days before arriving and needed to do laundry. The staff were lovely, and very pleasant and the hot pool was great too.

When we arrived at the hotel, the male manager was extremely rude to us. He kept insisting that we had made a mistake on our booking and escalated the disagreement to a ridiculous level. He could have easily worked with us to remedy the situation. The hotel itself was fine, but the reception left a very bad taste in our mouths and we will not be returning again.

The property was highly rated in a desirable location. Our stay was below average. The room was on the first floor and we could hear the people above us every time they walked across the floor. The front desk person was clearly sick and unmasked. When we booked the private hot tub( which we weren’t told about until our second day) , it had a giant vacuum in it. When we told the front desk, she suggested we remove it ourselves. It was a premium price for substandard service. There was an employee named Star who provided excellent service. Can’t recommend and would not stay there again. Overall, not worth the money based on all the other options

Room dated. Glasses and cups dirty, even through in a cupboard. Faulty flush on the toilet and a power socket came out of the wall when unpluging my laptop. No nets on the window, so no privacy unless curtains shut. Also the room was off a short corridor to the balcony around the building. The pictures banged away all day with the breeze coming through. Complained and lost internet connection. No customer laundry, even though there's an iron and board in the room. Main hotel lobby is beautiful and clean, the room left much to be desired.
