Really great location in Rye, our room had been newly refurbished, breakfast was excellent with good outside space. Hotel from the outside looked a little unkempt. Really enjoyable stay despite first appearances.

We had a warm welcome the recetionest help us with our cases to our room. Lovely decor . The room was lovely crisp white sheets on the bed and the color scheme was light beige and turquoise lovely toiletries in the bathromm with a excellent shower. Breakfast was great with choice of continental breakfast cereals pastries and fruit. Also cokked breakfast with 3 choices. The hotel is within 5 mins walking to the lovely independent cafes bakers restaurants and public houses. A very enjoyable stay

The compact room was good value and bigger than expected. Bathroom a bit cold though. No cooked breakfast when I was there. Very convenient for centre of Rye. Would definitely stay there again.

Not very recommended
Good location but filthy room condition. Stains all around the carpet and mouldy bathroom was awful. Breakfast was included but it’d better try out there. It’a was relatively cheap choice but I am not so convinced worth for money.

A great view of the river.,Very easy town to walk around. Plenty to see and do over 2 or 3 days. Lots of local ( 20m) areas to visit Staff were excellent at this hotel.

Good location in Rye
The hotel is in a convenient location with staff that were nice/friendly and helpful. Our room was ok for our one night stay, but it does need updating to a more modern décor to match the other areas of the hotel. The breakfast was good with a cooked breakfast, and some continental extras too. Overall we would maybe stay here again!

Pleasant hotel in a great position
The Lookout is a very pleasant hotel in a great position in Central Rye, easy walking distance to everything. It also has a nice conservatory where we sat to have breakfast. Breakfast was very good with an excellent selection. Our double room was small but had a very comfortable bed & was very quiet on the back of the hotel. The bathroom could benefit from some modernisation but was perfectly servicable. All the staff were lovely & helpful.

Nice hotel that is close to high street and not far from station. The rooms are spacious with very comfortable beds. The walls are quite thin so there was some noise at night from the room next door (it sounded like they were also having a good time). The staff are also very friendly and attentive, the breakfast was also good.

Room was large and comfortable. Sash windows didn't open, in bad state of repair. Corridor walls in need of repair and painting. The hotel is old and needs money spending on it. I wouldn't class it as 3star, more like 2 star. £172 a night was over the top.

Very pleased with the appearance of the room, cleanliness, friendly staff, good breakfast, tea making facility (which included new biscuits every day). Perfectly situated to visit Rye. It was only let down by the uncomfortable mattress.
