Pros: JAPANESE GARDEN
Cons: NEEDS UP DATE ,GENERAL CLEANING
Location: GREAT LOCATION
UNFORTUNATELY AFTER A LONG DRIVE ,THE HOTEL WAAS DISAPPOINTING ALTHOUGH THEY ARE RENOVATING THE PROPERTY AND ITS LOCATION WAS GOOD THE ROOM AND GENERAL APPEARANCE OF SOME OF THE HOTEL WAS HORRIBLE ,WE WERE VERY DISAPPOINTED AND ONLY STAYED ONE NIGHT INSTEAD OF THREE

Downgraded...

Pros: The rooms are clean and the location is good.
Cons: Honor your reservations or at least be upfront about it.
Location: Japantown. Lots of restaurants.
I reserved a deluxe corner tower suite a month before arrival for family. I live in the neighborhood. I did check in and after about 5 min was given a key. Since I have recommended this hotel several times I did not think the room was a corner room so I went up to check. Indeed, I had been given a regular room with a view of the roof next door. I went down and was told that since I booked thru a 3rd party (Expedia) they did not have to honor the reservation since they apparently overbooked? Although I find that unethical it does not come close to the fact that they tried to rip me off ... why was I not told of the downgrade when I first checked in and with that the price reduction for that regular room. If I had not checked that room they would have charged me for the corner suite!!!! They did reduce the cost to the regular room but only after I confronted them. Also there was construction above us starting at 8am and the bar was closed for remodel. The rooms are very clean though....

Decent hotel close to business meeting location

Pros: it is in a great location, quiet and accessible. And familiarilty from multiple stays makes it feel more homey. the unique interior of rooms is a +
Cons: $50 to park near the entrance ("valet") is a drag as I parked myself and handled my luggage. get the reno done!
Location: don't know , just worked and slept
This hotel is charming but worn out. I am looking forward to the result of current renovations .

We didn't know that the AC wouldn't work. We had to open the sliding door to get cool air. It was bad because we shower at night & wouldve like to control the tempature in the room. We didn't want to get sick. We found socks under the bed that weren't ours. Also with the breakfast downstairs, it seemed like it was complimentary. I didn't mind paying for breakfast but it did say please help yourself to breakfast. Also when we were eating, we get an $80 bill for cereal, bananas, eggs, bacon, bagels & orange juice. Everything was cool until that happened

Older hotel but nice and roomy

We found a last minute great deal the night after the Cherry Blossom Festival ended! Checkin was fast and easy. The room itself was big with double beds. The bathroom is small. The design of the bathtub/shower is not well planned because you end up with water on the floor. Just beware or ask for extra towels. To our surprise, there was a sauna in the bathroom. This was fun but didn't seem to get hot enough. Our tv had no picture but the sound was working. We mentioned this to the front desk on our way out to dinner. Came back to a working tv! There is complimentary Sumatsu Tangerines and water at the front desk. Overall for the price, safety and location, Hotel Kabuki is worth the stay in San Francisco.

If you're going to be staying in the area, just go here. It's kind of pricey, but the convenience of being able to park in the Japantown Garage for $23USD per day is invaluable. This was one of the most cooperative and helpful staff I've ever interacted with. They called me when my early-check in was available. I was able to have ONE ON ONE TEXT sessions with a representative before I booked my room. Yes, they were handling my questions through individualized texting. The quality of the room is as good as you can expect. 5/5

$52 valet parking was a bit ridiculous. Otherwise, great hotel, reasonable rates.

Under refurbishment 4/2017

15th floor SF Japantown view is lovely. Refurbished, new/clean room. Some workmen noise with refurbishing. The affiliated Kabuki Spa around the corner is great! Walking distance to restaurants and cafes and great shopping on Fillmore street - 15 minute walk to Kaiser Hospital too
