Pros: close walking distance to many San Francisco attractions and sites.
We walked to Chinatown and from A T & T park after a game and Kuleto's is great and Lefty ODouls is right around the corner. The staff is great and the rooms are nice. We stay here every time we are in San Francisco. The only complaint is the different room prices depending on the time of the year and if there is a convention in town. Consistency would be good.

Cons: According to my research, this is only a 3-star hotel. Plz don't mislead your customers by exaggeration.
When I search hotels in San Francisco, I checked 4 and 5 stars in expedia. Villa Florence came up with a reasonable price. We were shocked when we stepped into this hotel. The building was very old and the room is lack of maintenance. We called the front desk for the repair of the sink in bathroom but never got fixed until we checked out. The hotel is located by the union square, and price is reasonable. However, you pay what you get.

Pros: Location and staff
Location: Union Square, cable cars, trolley, or bus takes you anywhere you want to go --- Fisherman's Wharf, UP and down Nob Hill, Golden Gate Park, etc.
Excellent friendly and helpful staff! Awesome location --- cable car runs in front of hotel. Rooms a little small -- but you shouldn't be staying in your room!

The location was great. Right on union square. Walk downs stairs and shop, eat, jump on the tour bus or take local transportation. The hotel itslelf was not my favorite. But it is probably what it was advertised to be if you read the descriptions more thoroughly and don't use the pictures to decide. It is a remodeled/refurbished hotel. The rooms are tiny and not very fancy. No room service except for a couple hours during dinner. All that being said - it fit the bill. The staff was very nice and if you looking for a good location from which to base your travels then it is excellent. If you are looking for a really nice room to spend R&R then spending more money on a newer nicer hotel would be my choice. All in all - good place good people good location.

This is a BOUTIQUE Hotel....meaning the ambiance is a retro...type with a comfortable small room and retro bathroom. Some rooms have an extremely SMALL bathroom making it difficult to enter as the door hits the closet. Ask for a room with a larger bathroom. The front desk is very nice as in the Concierge at the hotel entrance. The WiFi is non existential In the hotel room...so don't pay extra unless you get it as you will be throwing away good money.

In the heart of Union Square and really nice lobby with restaurants and great staff, but the rooms are old and smell old and the bathrooms are tiny. The rooms only have window air conditioners, so if you are going during the warm season, prepare to be hot.

I stayed at Villa Florence back in Nov 2014 and had a suite. The king bed was comfortable and the pillows were large and comfy. My experience was pleasing so decided to stay there again with my teenage son. The wifi did not work. We even called tech support. I had to use my personal Hot Spot the entire time! Also, the AC unit did not work. I had it cranked to 62 degrees and it never cooled down. Also, the AC unit was loud!! Room was not great but the location and Kuleto's are fabulous!

Pros: The appearance of the lobby and restaurant was nice and staff was friendly.
Cons: Maid service. Printer did not work. Cost of food in restaurant was very expensive. The size of room for the cost.
Location: Right by Union square. Shopping is available nearby.
We started our stay with being dropped off around the corner because the Villa Florence was on a trolley line and the Supershuttle would not make the block, so we had to haul all of our luggage up the hill on a perpetually busy street. Early morning around 7 is the only time you wont't be fighting the pedestrian masses. Our room was not ready when we got there after the stated check in time. They did give us free breakfast one day to compensate. The bathrooms are microscopic. There was almost no room to turn around in the shower. We had to ask for towels multiple times, and one day we didn't get maid service. The restaurant is very pricey, with the only good meal being breakfast. Go to cafe bellini next door. It is somewhat cheaper, although all food in San Francisco is very very overpriced. I thought that staying right by Union Square with all the shopping would be great, but we saw a mugging 2 blocks from the hotel plus a marching protest of about 150 people 1 block from the hotel. Also, there are numerous homeless people all over the street plus loads of construction around the hotel. Overall, you are probably better off near Fishermans wharf, even with the crowds and crowds of people.
