It was pleasant enough. Right in the center of SP. It can get a bit scary and dangerous at night. So be careful, when leaving at night. Take always a cab or a uber.

Surprising diamond in the rough

Location: Its the old, abandoned part of SP. Its historic, but dilapidated and abused from neglect. IF you like to explore a fallen metropolis though, its fun.
Too keep a long story short, the hotel itself is a great value for the money. My room was clean, quiet ( thanks to a small corridor separating your room from the hallway via an extra door), the WIFI was surprisingly acceptable even on the 17th floor. The shower was hot, a bidet is available , the morning breakfast is the same, but varied enough to be interesting for a few days . The dinners are the typical all you can eat and drink for about 8.50 USD. Security at the door is good, and though the area is a bit "rough" its more of a working class area now. Fast food joints are close, and a taxi point isnt far, though I prefer uber. Central SP has been abandoned but the middle and upper classes- but if you dont mind the "fallen empire" sort of experience, and okay with people just trying to survive, its a very authentic Brazilian area to base yourself in. the AC was fine, and the blackout curtains are fine. The prices for the property have been consistent, you won't wake up and the price go from 50 USD to 90 or more for the more "prime" and "acceptable" places to brazilians and travels that "made it" in life. Thats important for me. If you dont want to throw money away on nouveau rich or up and coming people, and are comfortable with average daily people, I really can't recommend this place enough to get all the jobs done of traveling and accommodating while keeping your earned dollars in your pocket.

Great access to downtown

Good place to stay if you are going on business or pleasure. The staff are good the breakfast it's great and you feel pretty comfy. Hope you have the same good experience as I did.

Good hotel, but a rough neighborhood.

Neighborhood issue: Don't take your camera out near the homeless. I was yelled at and had a water bottle thrown at me. It was not because I spoke back. I don't speak Portuguese. When my smile was met with aggression I just walked away. I am a 6'1" 240 pound man and they came right at me.

Good hotel in a bad location

Everything was fine; people friendly, there was a bath in the room (as advertised) which was one reason we booked. The only thing that could have been better was that there wasn't too much on the buffet that was suitable for a vegan. They were good and gave me some French toast things and there was some salad but, given that there weren't any hot dishes with the possible exception of one, I thought they could have reduced the price a bit. I did try to contact them in advance re being vegan, but, despite being advertised as having English speakers on the staff, I didn't get a reply.
