Overall in between

The place itself is clean but rather outdated. Great location for shopping but public transport is nowhere nearby. The nearest subway is about 5-10minutes walk. Taxis would be the easiest choice.
As I come to notice some hotels staffs in Japan nowadays, tend to be less keen in serving foreign tourist. While, English speaking staff often tend to talk arrogantly, with a rather rude tone (I have a few added to my blacklisting (in Tokyo) within the year).
As for Sunroute, they have Japanese speaking front desk staffs that are very friendly and helpful. Overall it is considerably a good stay.
The only trouble I have during my stay will be the ventilation system. As there is no air conditioning during this season, the room is very hot and stuffy, even when with the window opened all night.
