A cosy sea front hotel above a pub. Room 404 had superb bay window for admiring the view of the beach and sea across to The Spinaker Tower. The room is bright ,warm plenty of lights, mirrors and storage. A few things are a bit tired, curtains don't close properly, chest of drawers damaged and sink worn but comfortable bed and efficient shower over bath .Friendly staff and guest entrance when staff not on duty. Good value .

Tired and in need of a refresh
Lovely location and our third stay. First stay was 2015 and the rooms had been renewed and were lovely. Again visited 2017. Our room had a lovely bay window over looking the Solent but fair to say the furniture was worse for west and in need of replacement with burn marks and splits on surfaces. Curtain rails bizarrely didn’t pull across full window so we had to improvise. Bathroom was tired at best - sink badly cracked and toilet on need of a good bleach and bathroom corners etc in need of a clean from cobwebs and dust. Breakfast on first day - Sunday was excellent - truely great food - different chef day 2 not so good but back to excellent standards the following day. However tables were all sticky - each day - with cutlery and plates needing a good pull from the table top. In summary we love the location - with good walks in each direction - great sea views from room but the standard has fallen and whole place in need of refresh. Patio area outside also needs a spruce including simply sweeping away winter leaves and a clean.
I genuinely can’t fault the level of customer service. I was a demanding guest too eg I spilt a large glass of orange juice over the upholstered chair and the carpet. And that was just one example! The breakfasts were superb.The entrance was private so I didn’t have to go through the pub/ restaurant part to get to my room. It was literally a stone’s throw away from the beach and on the coastal path. Every single staff member was friendly and helpful. I ate in the restaurant a few times and the food was lovely. My room was smallish but fine for just me and the bed so comfy. The bathroom was large and had a jacuzzi bath ! Just to add the cherry on top, the weather was perfect for my 5 day break. I hope to return one day.
We had a lovely stay over the bank holiday. Perfectly located close to lovely beaches and the ferry. We did not have a car but enjoyed are time anyways. The staff is AMAZING, they even helped us getting a taxi and driving us to the ferry station when the taxi didn't arrive. Can highly recomemmend

The stay was great as the location is beautiful being right on the beach. The service was very friendly and helpful as I needed to make some copies so they help guide me to the local library. Very peaceful so easy to get work done but got a little loud around dinner time but that was because the food was lovely and obviously a popular place.
The room had a fantastic view but, hair in the sink plug hole, the carpet looked like it had not been vacuumed properly for a long time and the cheapest IKEA furniture with a mattress that needs burning. overall it was very poor but it could be so good. At +£140 per night I feel ripped off!
Amazing location, friendly staff. Only slight down fall was it was very light as the emergency/fire exit light stays on in the room giving a green glow. Wish I’d taken an eye mask.
All staff really friendly and welcoming. Both dinner and breakfast exceeded our expectations. Room comfortable. The comfy chair needed a bit of maintenance (almost collapsing). That is the only negative.
Lovely hotel. Attentive friendly staff. Food was excellent. Probably wouldn't book the twin room again as their was some sort of fan in the roof above which was on constantly throughout the night but this wouldn't stop me from staying again.
Had a nice stay with my Daughter visiting friends on the island. The twin room was rather small - bathroom nearly as big! Staff very friendly and food - just great - especially as a two for one meal was on offer.
Very charming small beachfront hotel with a beautiful patio on the water. Excellent, very reasonably-priced food on the menu and a fantastic included breakfast. Staff was very friendly and helpful, really made the stay a pleasure. I can really only hit them on one thing, we had three people, so used the fold-out couch as a second bed; it was a bit dusty and the mattress was a little thin; I could feel the metal frame member beneath it which was a bit uncomfortable. Very clean nice bathroom with plenty of hot water and the heat worked fine. Highly recommended!
We loved it, great location, quiet and great views, room was very clean, a special mention for the staff, they couldn't do enough for you, the food was very good, and the prices weren't to bad, I would definitely be going back, hopefully for longer
whats not to like about this place? i'd recommend to anyone. rooms on the front have either a dual aspect (watch to directions of the sea and beach from bed) or a bay window with seats.

Stayed here whilst on the island for work. Easy to reach from Fishbourne ferry port but out of the towns so it felt like a lovely break. Good to able to get dinner on site.
We have never stayed above a pub before but were pleasantly surprised with The Boat House. There was a little noise which was to be expected but it wasn't bad. The room we had was lovely, nice and spacious and had a sea view. The only downside was the location - you had to drive everywhere, there weren't any local shops you could just walk to. The lady who served us at breakfast was really friendly and the breakfasts were lovely. All very good produce and they gave you plenty which certainly set you up for the day.
The hotel is right on the beachfront, looking over the Solent, so there is loads to see. Our room looked over the water, and was clean and tidy. The hotel food was totally incredible, and the staff went out of their way to look after us.
We enjoyed the hotel views. and walks, sea just over the road. My only draw back was I had not hired a car for this leg of my trip and taxi to the other side of the island was expensive also main ferry is to the far side my. error but a quick heads. up to anyone else going. from o/s
