What a disappointment. Despite having a nice location on a promontory, along with a nice little beach, this hotel underwhelms. The hotel looks like it may have been very nice at one time, but a lack of continued investment and upkeep makes it appear unkempt. Landscaping is unkempt (especially when compared to the Hilton a few doors down. The pool is in fair to poor condition, and heavily chlorinated. Our room was less than stellar - the AC failed to cool well, the windows to the ocean were dirty, and there was what appeared to be a general lack of caring as to the condition of the room. The staff was friendly enough, though. Overall, I wish I would have spent my money elsewhere, as the experience we had was far different than the amount of money spent.

We enjoyed our stay , the hotel is in an amazing location but sadly in desperate need of maintenance and a significant refurbishment. The staff are lovely particularly Lucy in the restaurant and they are working hard to make everybody happy but the condition of the hotel is not up to standard although we had a very nice room which was very comfortable there was lots of hot water and for a beach holiday it was perfectly adequate.Food was repetitive but a 7 out of 10

The property is beautiful but it is a bit run in the maintenance department. For example, missing down spouts, old paint, moldy cushions, rotting wood. Empty bottles and there consumables by hotel residents were not picked up for a couple of days. Service was top notch!

Great hotel, owners time and money needed
Overall the hotel is great. The staff are mainly friendly and helpful and room service on point. Sunsets are divine. Watch outs - the waves and current can get big at high tide. The menu doesn't include service and tax slapping you with an extra 25% on top of any bill. If the owner spent time and money on the hotel and saying hi to guests rather than rocking up in her Bentley and terrifying the staff the atmosphere would be a lot nicer.

We had read mixed reviews before coming to this hotel, so expectations weren't particularly high. Once we arrived, first impression was great, location is beautiful, views are amazing, great little beach just outside the hotel, etc. However this is it... Service wasn't great, not even a simple smile or welcome when we arrived. All of the staff looked a bit miserable, food wasn't great either. The worst part was check out. We had booked a taxi with a gentleman at the reception for the next morning, he confirmed that it's fine, next morning when passing the reception desk I mantioned to the lady at the desk that we want to change the time to 15mins later. That's what she did, she called a taxi at 10.15am. In the end, we had two cars waiting for us, apparently this gentleman from the reception was going to take us probably with his personal car, and then we had a regular taxi (booked in the morning by lady receptionist) as well. Man receptionist almost started shouting at us why are we double booking taxis, and he was waiting for us to take us where we needed. He argued even for few minutes. I hope the hotel's management or owners will read this review, cause I don't think this is the right way to deal with your hotel's guests and I really don't think this was legal for him to do taxi services. Overall, our experience at the hotel would have been fairly good, the check out ruined this experience and after that I cannot recommend this hotel.

Amazing location! Lovely room, tho a few minor issues which were dealt with immediately. As if was our anniversary they went all out with a romantic dinner for two and decorated the bed and the room. No complaints at all!! Would definitely go back again!

Great view, everything else is terrible. Avoid.
Pick up from airport did not arrive. I was told they can provide manual transmission rental car for me after I arrive, but on arrival I was told they don't have manual transmission. The worst is that the room toilet and bath were not clean and the safe would not work. When I complained they gave a higher category room, but that too had same issues. Unclean toilets and safe that cannot be locked! I was repeatedly told someone will come to fix the in room safe but no one turned up throughout the stay. Restaurant cutlery and tablecloths all were stained and the pool had dirt at the bottom. No wifi in room, only in lounge and does not work most of the time. Overall very unclean and they do not care about your concerns. Spend your money elsewhere, you can access the beach though public access and do not need to stay at this hotel.

We arrived to a warm and accommodating staff who helped us check in early, do our laundry, feed out of hours and take our bags in the pouring rain. Their building can use some repair, but the accommodations felt authentic to island life. We enjoyed the open-air concept, crashing waves and sunset views.

Excellent beach for sunbathing, snorkelling, and watching the sunset. The hotel is excellent for one on a tropical island but not of the same standard as the finest in more forgiving environments. Stick to the fish courses on the menu and you’ll have some really good, hearty meals. The staff are all very friendly and courteous.

This hotel is the Seychelles version of fawlty towers. Firstly the good points. Amazing location with a wonderfully quiet and secluded beach. Adequately sized accommodation. Both bar and restaurant have a great view. Bad points. The entire complex is 10 years past it’s sell buy date. Everything thing is tired. For example phone in the room did not work as did the safe and bathroom extractor fan. Food was cold dull and overpriced and some ( but not all) of the staff unable to provide any thing but basic service. Sometimes responding to simple and polite requests by walking off. In the end we ate away and did not report any problems after the first day as it was easier than conflicts with the staff as it was obvious that they were unable or unwilling to do anything. Only when a manager was in on our second to last day did the staff seem engaged. If like us you can find amusement in the fawlty towers style of resort it’s worth the fair price.

Fantastic location if you want a quiet break
i Stayed for 10 nights in a junior suite. These are the suites that have the sea view. Rooms are good but don’t exspect a brand new room like the Hilton. The beach rooms are a new build the junior suites are still good with your own spot outside to sit with your partner and watch the sun go down. Air conditioning in the room is great only annoying bit was the double bed is two mattres instead of an actual double mattress. Hotel itself is clean, food is great, it’s a set menu on a night time but it is very good. I ran every day to the beach to dive which is about 10 mins run away. Taxis are a pain, more so on an evening. No money in it so they don’t turn up. For what I paid I was very happy. Bigest down side is there is no WiFi in the room. On an evening everyone sits in reception so the WiFi then drops out. I was there but still needed to contact work and if I knew I had no room WiFi I would not have booked. Overall I was happy. It’s an older hotel but it adds to its chachter. It is no way a dump or a bad hotel. Improvements to the hotel need to be made, this is mainly cosmetic such as the roof has a thach roof with a massive plastic bag on it, a lick of paint here and there on the outside. When your on the beach you will see it all for your self. The hotel feed the fish from the bar, so when you go snorkelling there are hundreds of fish to feed by hand right on your doorstep. The staff are more than happy to help where they can and will go the extra mile if they are able.

That place needs to be completely renovated. They need to close it down for a year at least. The breakfast is always late, they never bother ask if you need anything or want coffee once you showed up for breakfast. No internet in the room so all the guests go to the lobby to access the internet. The hotel lobby looks terrible and nasty. The AC in our room never really cools down. The place has a very great potential because of the its location but the owner, management and staff needs to learn how to run a hotel business.

We had a lovely time here, and had absolutely nothing to complain about. The hotel is situated on the rocks with a beautiful, semi-private beach. DO NOT listen to other reviews that complain about the condition of the hotel, I have NO CLUE what they're about - yes it is relatively old, but this did not have any effect on the quality of our stay. Our room was large, and wooden inside. It was next to the beach with fantastic views onto the sea, and less than a minute away from the beach. That gave us the opportunity to swim at the sunset, watching the sun going down, and once at night. We were half board: the breakfast and dinner were both great. The architecture and plan of the hotel are both interesting, and stunning, and the views you get over the sea are breathtakingly beautiful. The staff are helpful and kind. We had a Saturday night live band at the hotel playing during dinner and afterwards playing local music, which was very nice. We even danced, on our own!

Couldn't have imagined it would would be this fantastic an experience. Wish I could have canceled my cruise ship and just stayed here. Been 130 countries and never had such a location and view just steps from the water. Only negative my a/c went out during the night but was fixed first thing in morning. The sand started when I walked out my door and the water was a chip shot away. I even had a chicken guarding my door. Unbelievable value. Don't even think about it. Stay here

The position of the hotel is first class , private beach and a view from the pool / bar area is to die for . the room also had a sea view . The hotel is a bit dated but in my view excellent , with a few bits of updateing would be excellent . The food was outstanding & the staff fantastic , I would return again any time - was relaxing , laid back and a quite enjoyable place to stay - you would need a car if you wanted to get around , but taxi are available anytime. A fantastic position and the snorkeling and fish just of the beach unreal - even had two Rays there during the stay .

Lovely people and beautiful setting.
The staff are helpful and friendly. The setting is lovely and the rooms are huge with great views. The beach is great and never too busy and from here access is great to beau vallon and the rest of Mahe. Hire a car Rose at Avis is great. Yes it needs a bit of TLC but the refurb will take care of this so take advantage as the location we probably cost you double post rebuild!

THIS IS NOT A 4 STAR HOTEL.Just finished a 10 day stay at this hotel which is completely misrepresented in all publications. Closing this year for 2 year refurbishment and it needs it! The hotel staff were the worst I have encountered anywhere in the world. Birds on food, dog excrement in garden, machete left lying around, only 1 room key, no door handle, dirty pool, no back up electricity and ripped of by hotel staff for taxis. Owner refused to acknowldge complaint - would NOT recommend this hotel

First time in Seychelles
One of the staff was over the top helpful and only too eager to ensure our stay was the best (Mr. Theo); he was really amazing and a real asset to the hotel. Staff in general were polite but I supposed we were not used to 'island pace' of life, LOL. Taking an all day excursion to an uninhabited island, like Therese is a must do along with snorkeling in the open ocean, absolutely fantastic!

We stayed here 1 year ago, and throughly enjoyed it. Sadly, on this trip it was not the same. Even the staff were aware of it as when we commented they seemed to know. Management has changed, many things in the room broken, some staff very nice, some sullen and not friendly at all.. We were told the hotel would be closing for major renovations for one year to 18 months. Hopefully this will address many issues, but if management attention is also not addresses it may only be a facelift with no significant improvement!

Very good location with magnificent views of the ocean. Hotel and rooms are a bit run down and need attention. WIFI at the hotel was pathetic and only works (sort of) in the Reception area. Breakfast was average. Dinner was good food, but extremely pricy. Hotel staff was not exceptionally friendly nor helpful.

Past the heyday, but still charming
After reading other reviews we decided to take a chance on Sunset Beach Hotel. We are glad we did. It is true that the condition of the resort is past its heyday and it could use some repairs and updating. However, consider that you are getting a great bargain on a great location and a resort that is just a little past its prime. In it's prime, perhaps 10-15 years ago, it must have been a very swanky resort. The natural materials have aged a bit. A few shells are missing from the decorations in the bathroom. The marble isn't quite as shiny as it would have been new. The patio furniture upholstery has faded. Still these details did not reduce our enjoyment. The staff were very friendly, especially Theo and the other servers in the restaurant. The restaurant literally hangs over the rocky shore and our room had a private patio that overlooked the Indian Ocean. Prices at the restaurant were comparable with other restaurants in Seychelles. The snorkeling just down the stairs at Sunset Beach is great with good corals and a school of eagle rays that apparently lives in the cove. Beau Vallon is just down the road a few minutes by car with a couple of decent restaurants and another beach and a dive shop. Overall a very good experience for the money.

The hotel is in a wonderful location in one of the best beaches in Seychelles. The Hotel itself in terrible condition, rooms extremely uncomfortable and dirty. We stayed for 5 days and didn't sleep much because of not working AC. Told management so many times but nothing done. The rooms had big roaches, I don't think the cleaning crew cleans under the beds, because they are full of flies. Very bad breakfast, insects crawling on the bread. This hotel has lots of potential because of its location but management apparently doesn't care.

This hotel was by far the worst I have ever stayed. There is nothing good about that place, unfriendly staff, shabby and smelly rooms, poor service, disgusting food, dirty and just extremely disappointing. I would be fine to stay at a place like that if it would be 50 USD or less, but 400 USD for a night!!!!!!! This is absolutely a rip off and I would highly recommend to remove that place from your website.

The restaurant was overpriced and not nearly as good as those in Beau Vallon. Many aspects of the hotel are worn down. For example, the game room is barely usable even though it is prominent. Breakfast was very good, and the location and views are awesome, but some distance from other locations, unless you have a car or don't mind the bus.

We got a room right in front of the beach, the landscape was beautiful and relaxing. The staff was friendly and they allowed us to check in earlier because our Emirates flight landed early morning. Thankfully we booked with breakfast and dinner included, in Seychelles everything is overpriced. Something we were not very happy with is to have a final bill that included multiple service taxes, so be prepared for that. The hotel is away from busy areas but renting a car made very easy to move around Mahe island. Next to reception there's a small area where you can play pool and ping pong, but that space wasn't very clean and did look more like a storage area. The advertised pool photos are quite misleading, it's small. Overall the stay was good and the staff helped to rent a car but probably I missed them having a catalog with more affordable activities, prices were crazy expensive.

The hotel is located on a largely secluded small beach. the hotel faces the west and there are beautiful sunsets. Although expensive, it is not as expensive as other resorts in the area. That being said, the service, although well meaning is not comparable and the facilities could use some upkeep. The room was nice, but barren. However, our patio overlooked the beach. There is a nice bar overlooking the ocean. The hotel is located 10 - 15 minutes away from Beau Vallon beach and you would need a car or taxi. Similarly, it is also a short trip to town. The restaurant was just average. If you do not want to spend a lot of money for the big resorts, but still want to to experience the magic of the Seychelles, this is a good recommendation.

We went to get married on a beach... The beach was literally outside our room door PERFECT!!! Staff were friendly and helpful... even supplied one of their own to be a witness. Everything was wonderful, but the food quality was average.

Great place to stay. Beautiful. Good snorkeling right off the beach. Snorkeling gear available for free. Food was good at a fair price for Seychelles. A short walk to the village had a few other food options and stories to purchase snacks. The pool was better than pictured. It was a pretty good stay. I would return for Christmas again. Christmas Eve dinner was amazing. Christmas dinner was pricy and not as good. If i do return i would pass on that for another restaurant offering Christmas Dinner. But, past that i don't have anything negative to say. Great Place.

An absolute wonderful stay!
I had a wonderful stay at this hotel, it was quite in terms of the traffic and the only real noise was from the waves crashing onto the beach which was pleasant to listen to. I took the breakfast was simple (nothing special) but filling with fresh fruits and juices to choose from among other selections. The private beach was the best feature of the hotel as you can swim out to a couple of reefs nearby and see all types of sea life. Having travelled the islands for 2 weeks the private beach was on of my favorites. The staff were very pleasant and helpfully whenever I needed asasistance. I rented a vehicle while on the island and the hotel has a decent parking area. The hotel is a 30 minute drive from the airport, longer if traffic is heavy. The public beach is about a 7 minute drive and has a variety of restaurants to choose from. The hotel restaurant only has a limited menu choice for dinner. In any event I would return to the Sunset Beach Hotel if I were to return to the islands.
