the most what I have like about the hotel is the location, and the bad thing is the housekeeping didn't clean up my room on whole my stay because I leave late and tell her come back but she wouldn't. also take extra towels unless you give a tip.

Beachfront hotel

Nice hotel with included hot breakfast. Rooms are a little bit small and outdated( like most of the hotels in that area), but clean. Reasonable price compare to others. Very nice staff. The hotel territory is very clean, nice, and secured- very good for families w/ children. I would recommend it to my friends and I would come back there again.

Dirty and noisy rooms!

The rooms are very dirty and outdated, the beds need to be replaced. If you book with Expedia you are given the least desirable rooms and have to pay for the chairs ($25 each) at the beach while other guests do not. The location and pool are the only positives about the hotel.

Close to beach but that is all

We experienced strange noises coming from pipes in our bathroom along with other guests yelling late into the night. Hotel staff seemed uninterested in providing any service and seemed genuinely unhappy from the front desk to valet. Horrible overall experience.

Great location but noisy and shabby

Pros: Great location, access to beach and a pool. Overall staff were friendly.
Cons: Needs to be renovated or price lowered by half!
Hotel was in a great location in South Beach to enjoy the water, sand, and nightlife. Overall the hotel is a bit rundown and musty smelling with all of the old carpet. Room was understandably small, but bathroom was just unacceptable. Couldn't sit on toilet without hitting wall, tp roll holder, and sink at the same time. I'm "normal" sized and it was hard to use. Sink was super small and water pressure was next to nil. Depending on your room the street noise may or may not bother you but we were facing street and it was loud right up to 6 AM! Breakfast supplied for free was meh. We actually went out and paid for breakfast on day 2 since we found it so unappealing. Pool area was O.K. but on small side. For the price we paid -- which apparently we can't list -- it was just terrible.

family-friendl hotel on the boardwalk & beach

lovely pool setting with palm trees and lounge area. decent included breakfast with some hot choices. staff were very friendly and common areas and rooms kept nicely clean. great location. not newly renovated but that makes the rates more reasonable. have returned several times and will be back again in March.

We have chosen an ocean-side room each of the three times we have stayed at South Seas. They have been sunny and clean, with manageable flaws like a window that needs to be propped open. Very nice pool. Great location, with back entrance to the boardwalk and beach, one block from Lincoln Road, and just a few blocks to Lummus Park. Especially like the relaxed atmosphere and international, family-oriented clientele.
