This place was good but smaller.

The owner Niko was very friendly. The room was clean. The stairs were very narrow and twisting and made me a bit nervous but I made it.

Excellent location for centre of Split

Pros: Location
Cons: More choice at breakfast
Location: Less than 5 minutes from promenade and centre. On a bit of a hill though, palace, market and boat trips very close by.
All staff made us very welcome. Room was spotless but a bit of a hike up stairs ( we had top floor). Only 5 minutes walk from promenade. Plenty of restaurants nearby but I would give the “sperun” a miss as food not very good and half the meal didn’t turn up. Breakfast was good but limited, no complaints though. Overall very happy with our stay and would use again.

Location: Excellent. Our of the usual tourist loop
Found this by chance. Very friendly. Above the restaurant so get a few smells from cooking but not too pervasive. Well worth it and good price. Only 5 rooms so not busy

Decent 3* maybe a bit overrated...

We enjoyed the location as the hotel is minutes away to the old town but still in a rather quiet street and there's a nearby public car park. The hotel is rather small but clean. we were a bit disappointed by our experience at the breakfast : slow service and the food was not very tasty. Bedding: there's room for improvement Overall we felt the rate we paid was a bit over standard given the quality we experienced.

Nice hotel in a great location.

Pros: The location - very easy to find
Cons: The hot water was a bit intermittent.
Location: Diocletian's palace, Marjan hill
The villa is a beautifully maintained building on the edge of the UNESCO protected area of split - very convenient for sightseeing and the ferries. The staff at the hotel and the adjoining restaurant were friendly and helpful. Some of the other guests were a bit noisy but that is par for the course in any hotel.

Good location, lacked comfort and service

While the location is very good and rooms are adequate, this hotel was disappointing. There was not enough hot water for even one short shower, let alone three people in our family. The very steep staircase was recently cleaned (nice) but left extremely wet with no caution sign, causing a serious fall that left me with a huge bruise and swollen ankle. Hotel staff did nothing to help but acted as if it was my fault. Breakfast was nice but nothing to write home about. The restaurant below the hotel is very noisy and even with windows shut it's extremely loud at night.

Thank you for being our guests.We are so sorry for accident. We are so unhappy that its happend,but it is not our fault,it was accident. We clean every morning and until 2pm must be everithing finish because check in is from 2pm.We want to be kind and let you check in before and now we are fault. Sorry... Hope you can forget that soon and remember other nice thing from Split Best wishes...

good location and close to tourist area

Pros: good location
Cons: kitchen utensils please if the room is with kitchen.
Location: it is close to old town and the main tourist area
the staffs are very nice and location of the apartment is good and close to the palace. One thing to be aware is we have booked a room with kitchen and the owner does not provide any kitchen utensil. Having ask the staff and it is special request. We have then ask twice and still no utensils to use. This defect the reason to book the room with kitchen especially the apartment is so close to the fish market. The owner do own a restaurant downstairs of the apartment. The food is good though. I guess this could be a reason of discourage the use of kitchen in the room.

Thank you for being our guests.Sorry for kitchen utensils. 90% guests use only fridge for some cold meal in the apartment,and we have everithing for that kind of use in the room.Also we have bed experience with cooking because guests leave oven one ,that`s why is cooking on request.Sorry that you need to ask twice.Kind regards

Great location, European amenities

Cons: try a sheet and a blanket...
Location: Tons of restaurants very close, in addition to the UNESCO protected parts of Split, and the palace of Dioclesius.
Lovely spot, right next to the UNESCO protected part of Split. Typical of my experience in tourist Europe, the bed was two twins, with comforters in duvets, rather than a queen bed with sheet, blanket and cover. Not a bad arrangement, except that the comforter was more than necessary for the ambient temperature, so you were either too hot with the comforter over you, or too cold without. Staff was very good; good English language skills, friendly and helpful. The included breakfast was quite good (European espresso, not American coffee notwithstanding). Plan on carrying your bag up stairs; no elevator in this medieval structure. All in all, quite a pleasant stay.

Good location

This is an excellent place to stay for a few days in Split. Just a few minutes walk to the centre of the town which made it so easy to get back to later at night. The couple who run this apartment could not have been more helpful. Also right next door is a fantastic fish restaurant which is a must to visit. It is not luxury living but it is spotless and everything 'works '.thoroughly recommend.
