Pros: The shower
Cons: The balcony could be cleaned, there could be competent staff available during reasonable hotel hours. They could charge less for their teeny rooms.
Location: Downtown St John's at night is a goldmine of delicious restaurants and opportunities for live music. During the day the shops and cafes are amazing.
We were barely greeted by three different people, one of whom finally gave us our room cards. The door wouldn't read the card for a few minutes worth of tries. The rooms are tiny, but the beds are comfortable. Our "patio view" was a wooden balcony covered in cigarette butts that looked directly into a parking garage. And the lights don't turn off in that garage so at least they had nice thick curtains. The only thing I will rave about is the shower. Honestly, the loveliest shower I've ever been in. Two shower heads, beautiful pressure, enormous mirror opposite it. When we tried to check out at 9:30 the next morning, there was no one available. There was no one on the premises, lights were all still off. We had to leave a note with our keys on the front desk.

Pros: Shower was very nice, room was very clean, for the most part.
Cons: Better customer service.
Location: The hotel is located directly downtown and very close to many restaurants and pubs.
We had never been to the Franklin Hotel so we were excited for the experience. Upon arrival, the room was decent and the shower was quite nice. The bed linens were noticeably washed but there were some stray hairs on the comforter and sheets, and also crumbs on the mattress underneath the linens - nothing we couldn't look past. Our main issue was around 12:30-1:00am when we were trying to sleep. Other people staying in a couple rooms next to us came back quite late, cranked their music, and were extremely loud, to say the least. When we contacted the front desk, we were told they've already received complaints, there was nothing they could do, and instead, the only option given to us was to move us into a new room directly underneath the loud guests - I can't imagine that would possibly be any better. They refused to handle the situation, as any hotel should, and instead were more willing to disrupt our stay than the guests who were causing multiple complaints.

No staff in hotel. Dirty bottles with cigarette butts on the patio. Bed was comfortable. Overall it was an average hotel - nothing exceptional.

The location is excellent for downtown dining and drinking in St. John's. Everything is within walking distance. The hotel is above the Black Sea restaurant. The hotel is not full service; it is more like renting an executive apartment. Furnishings are modern and the bed was comfortable. Internet was fast, and there were plenty of channels on the television.

Pros: Location and design
Cons: It is a boutique hotel - you need to be bit patient as there is no 'front desk' or loads of employees like a big hotel.
Location: Restaurants, site seeing, shops
We enjoyed our stay at The Franklin - it is close to everything, modern in design and the price was good. I have stayed at this hotel before for work and enjoyed my stay. The front door is card access only and we had a few issues with our cards not working. Hilary sorted it all out straight away.

the room was unique and in a very vibrate area no real consumer service (run by reastraunt staff) only street parking available . could have been cleaner
