Beautiful hotel, incredible views!

Pros: The spacious room, the ocean views, the pleasant staff, the peacefulness of this side of the island.
Cons: The roadway leading up to Bldg 2 was in very rough shape (...not part of the resort, but tough on the rental car).
Location: Dawn Beach/Mr. Busby's was a beautiful spot for breakfast, lunch or dinner on the beach. Car rental at the Westin.
Princess Heights was one of the nicest places we've stayed at in the Caribbean. We had a 2-bedroom suite in Bldg 2 and it was nothing less than beautiful. It was very spacious for our family of 5, well equipped and had an awesome view of the ocean from the two balconies. The staff were very helpful, accommodating and great to deal with. The nice welcoming surprises were a great touch: beers, pop and water in the fridge upon arrival. The housekeeping staff kept our room remarkably clean throughout our stay. You definitely need to rent a car while there. It is a walk and lots of stairs to get to the beach at the Westin. The Westin is right on Dawn Beach, but their staff make it very clear that non-Westin guests are not welcome to use their space/equipment (...even though all beaches in St. Maarten are public beaches!!!). There are many great beaches on the island that are just a short drive away (i.e., Orient Beach, Mullet Beach, Maho Beach). Princess Heights provides great beach towels that made our visits to the ocean/sand very comfortable. There are no restaurants on-site but Mr.Busby's/Daniel's on the Beach are very close and provide great food, location and service. Busby's is in a complex of other restaurants, a small grocery store and other activities as well. We had an absolutely fantastic vacation and would highly recommend Princess Heights!

Hotel is hard to get to, no Beach access,

Hotel rooms are hard to get to, no beach access without driving several miles, there is no restaurant at the hotel. So plan on eating out or the nearest grocery store is across the island to get food. There is a nice kitchen area in the condo. We took advantage of it and got breakfast stuff. It is very quiet since it's out of the way.

Pros: Location
Cons: Not all the amenities of a true full-service hotel.
Location: Not much to do nearby except rent a boat or go down the Busby's beach bar and rent a chair on the beach. The condos are not on a beach.
Nice quiet place above the Westin at Dawn Beach. You must rent a car if you are going to stay here or you will waste a lot of time and money waiting for taxi's. You can take the back road over the mountain right into Philipsburg but watch the potholes starting out! Maybe the best ocean view out there! You won't want to leave. Restaurants are close by but not on foot. You have to go down to Oyster Bay. Buy groceries at Grand Marche and eat out at night. I think we had the best Condo there in #403 in the shortest stair climb, right over the pool, and best parking. The lower units have better parking than the units higher up on the hill. The pool is less salty than the ocean and just perfect for lolly-gagging.

Too remote

The hotel met our requirement for "boutique" accommodations, but it is too removed from the action for us. We had to drive to get to eateries, to the grocery, to the beach. We knew it was a condominium facility, but there was no place or activity that even gave us a chance to meet or greet fellow residents. Parking was a bit of an issue and the grounds, especially the pool were very tired looking. The best thing going were the lovely young ladies interning from the Netherlands. Iris, in particular, could not have been more helpful in assisting me in planning our Valentine's Day getaway.

Beautiful vista

Pros: The view was incredible! We so enjoyed seeing the ocean, the mountains, and the surrounding area from our balcony. The room was spacious and luxurios.
Location: We enjoyed Dawn Beach and, in the evening, the restaurants on the French side in Oyster Pond (especially BZH...we went there twice!)
The room was wonderful - spacious and clean. The bed was great - comfortable and luxurious. The staff was friendly and helpful. We really enjoyed the unique boutique experience; such a different feeling than being at a resort. We thought of our stay more as a retreat where we could relax and be ourselves without distractions - minimal and pure. Thank you, Princess Heights, we will be back!

Lot of climbing

It's a very comfortable hotel, but the location requires a car rental to be able to get up and down from the beach. The staff tried to be helpful with transporting our luggage and people up to the tower where the elevators are. However, it took the maintenance personnel over two hours to deliver our luggage, and three hours before someone could take us up to our apartment. If you don't have a car, or not in good physical condition to walk, then this hotel is not for you. The apartment we had was great, with great views, large rooms, a well equipped kitchen and very comfortable beds. The pool is large and very inviting, but requires climbing down and back up.

The apartment was spaciousand well decorated and equipped. The only negative is the location being up on a hill with no elevators in the first tower to get to the second tower. Be prepared for a lot of hiking if you don't have a car. The staff is excellent and helpful.
