Good and Bad
We had a lovely upgrade to a suite but the room and hotel were extremely hot. The room was like a sauna, it was the underfloor heating in the bathroom apparently. Stayed there but had to open all the windows as it was so hot. Moved to another room the next day, still warm but was ok. This time it was a problem with the hot water, none at night but in the morning someone came up and turned all taps and eventually it came on - due to old building & boilers! Still a problem the next day and you go in the shower, extremely hot, then cold then comes on again. Breakfast good but again, air conditioning had to be turned on as room stifling. Decoration in some places are poor, could be a really good hotel, super location but just seems to be running down. Most of the staff are extremely helpful and polite. Would recommend but don't expect a 'boutique hotel' as that is what they call it.

Great location and period property
Pros: we were able to check in 2 hours early, beautiful view from our window, pleasing decor and room size was adequate considering we chose the 'petit double', bathroom was clean and modern, staff very welcoming and knowledgeable. Free parking out front on the weekends otherwise £2 per hour. Cons: paper thin walls so as our room was straight off the staircase and not off a hallway then every time someone came home to their room it was very loud. No hot water in the mornings in the shower, evenings were fine for hot water. Damp through the ceiling above the bathroom doorway.

Comfortable, clean, friendly.
We stayed for two nights and found the Channing to be adequate for our needs. The room was big and easily accommodated a third person. The cafe was a little disappointing as the food was average. The downside of this was that the hotel is not close to any pubs or restaurants.

Nice hotel, out of the way of city centre traffic.
We found Channing's to be friendly, homey and clean. The staff were helpful and professional. Our room was very clean and serviced daily with clean towels, etc. The distance to city centre was a nice 30-40 minute walk.

Great Hotel, Great Staff, Parking is a Problem
Our second stay at the Channing's. Very comfortable, very pleasant and helpful staff. But the parking near the hotel is very restricted. Most parking spaces are by permit only. The others are metered at 4£ for 2 hour, with a limit of 2 parking periods a day. The nearest public parking garage is a mile away at Edinburgh Castle Terrace. Which cost about 30 £ a day. Probably more practical to take a taxi or trains.

Excellent location to explore city centre, Stockbridge, Dean Village area. We enjoyed walking and finding new streets to explore. Taxi from/to city centre/Royal Mile for less than £10. 3 of us travelling and no complaints. I would have no hesitation in staying here again.

Nice, well situated hotel but poor Wi-Fi
A great location about 10/15 minutes walk to Princes Street. Hotel was clean and comfortable. However we were disappointed about the standard of the Wi-Fi in the hotel, especially around the reception area and the bar where it was non-existent. This is pretty poor in 2017.

Nice hotel within walking distance of city centre. Friendly staff. Good breakfast with plenty of choice but a little slow, had to ask for our breakfast on the second day as we seemed to have been forgotten, but it was delivered with an apology. Overall a nice hotel and would stay there again.

Highly Recommend
Our first trip to Scotland, and Channing's made it all the more wonderful. We loved the residential character of the location, as we enjoy walking to get the feel of the cities we visit. About a mile from city center, it is very convenient. The room was very well appointed with lovely views from the roof windows. Excellent breakfast, cooked to order was included. We will strongly consider staying here again on our next visit to Edinburgh.

Staff is nice. Rooms are spatious.
But, water gets hot or cold rapidly. Hard to adjust the temperature. For two days, we took either very hot or very cold showers. 😕

Hotel was ok - of course the room was nothing like any of the rooms on the www. Room too hot (no aircon) and no bottled water in the room which I thought bad. Tap water available but trickled out! Restaurant v good. It is a good 20 min walk to the centre not ten mins as expected.

Great hotel off the beaten path
A truly charming little hotel that is off the beaten path but close enough to several bus lines that getting to and from central Edinburgh is no problem at all (5 to 10 minute bus ride depending upon your destination). Our room was small (but quite normal for a European hotel) but nicely furnished and very comfortable. The staff was professional and efficient, some were more friendly and helpful than others, but all were completely acceptable. The breakfasts were wonderful- I recommend the smoked kippers and full Scottish. It's close to Dean's Bridge which is a picturesque little neighborhood. We would totally stay here again.

Lovely ending to a great holiday.
We had a wonderful stay at The Channings albeit just for one night as we were en route from holidaying in Tuscany. The double room we booked had been upgraded so we were extra specially delighted. The hotel was spotlessly clean and service was good. All staff we came in contact with were friendly and helpful. Breakfast was first class with lots of choices and served in the Conservatory. The hotel is in a very nice quiet area of Edinburgh - a short taxi ride from Waverley Station. On the bus route with buses coming along regularly.

Great hotel with character
Loved the restaurant/pub. Booked an afternoon tea and lived that too. Room was Victorian in style but very comfortable. One person elevator, quirky detail but at least there was an elevator in this historic property.

Dismal experience
Of all the hotels we stayed in over the 3 weeks in the UK this hotel was simply the worst. From the check in wherein they argued about the pre-payment, out of service lift, Wi-Fi not functioning. The whole place was tired and run down and had the aura of 'downhill slide'. I never got warm water from the bathroom tap, altho fortunately the shower had warm water. The bistro in the basement was most uninspiring. No parking other than on street which was pay and display during the day. Two positives, nice big bright bathroom and they provided a good breakfast. Too bad really as it was in a nice neighbourhood.

From the moment I arrived after midnight, Kevin who greeted me was so accommodating and welcoming. It was late and my luggage didn't make my late connection and I was thirsty and hungry too so he made sure I had some sustenance. The breakfast was delicious as was the evening meals in Shackletons their pub. The desk staff were so helpful in every way including helping me in calling various places most especially in checking on my overdue luggage. My elderly Mom and I enjoyed our stay in this spotless establishment.

Nice quaint hotel
We spent 4 nights at the Channings Hotel and were very happy with our stay. On the plus side, the beds were very comfortable, the rooms quiet and good-sized, the breakfasts good and the bar/restaurant had good food. On the other side, the location is a bit far from public transportation (perhaps 1/4 mile but you have to walk up a small hill) and the hotel is definitely not walking distance from the Edinburgh Castle even though it may only be about 1 mile away. We found a few restaurants nearby, within 1 mile that were very good. We would definitely stay there again.

Hotel Channing's was a lovely Bed and Breakfast hotel. Rooms we spacious and breakfast wasn't tasty. It was in a quiet neighborhood about a 15 minute walk to the main parts of the city. I would stay here again.

We stayed over as we were attending a function in Edinburgh. The staff were friendly and helpful very welcoming and professional. We where upgraded at no extra cost. Room was clean bed very comfortable and bathroom well equipped with what we needed for our stay. View from our room was great. Would definitely recommend friends and family to stay there

It's a very nice hotel in a great location. Would stay again but a couple of cautions - WiFi is pretty spotty and definitely give the restaurant a miss!

The beds are comfy and staff are helpful and friendly. The shower water temperature is slightly inconsistent, sometimes it just turns too cold/hot, lighting in the room is limited, cleaning service needs improvement. Location is a bit far from the centre...but there is public transport else taxi service in Edinburgh is fast.

Charming old hotel near the city centre.
We were delighted upon our arrival at the Channings. It seemed we had been transported back to a more genteel time. The staff was gracious and most helpful. would highly recommend the hotel to everyone.

A lovely hotel in a peaceful area but only a ten minute stroll to Princes Street. We had the Discovery suite, which was beautiful. Very comfy bed, amazing bathroom with underfloor heating. Breakfast was exceptional.

A cosy and different place to stay
This hotel has a lovely, cosy atmosphere. It is so warm and always has a fire. The rooms have a unique and luxurious feel to them. The staff are very nice and friendly. Location is ideal as it is in a quiet, nice area but also within walking distance of the city. My two problem were that firstly the shower is not powerful at all and secondly if your breakfast is not included in your stay do not get it. It is incredibly expensive. We paid £19 for a continental breakfast of toast and cereal and we were very disappointed with that.

I really enjoyed my stay at the Channings. The staff were more than helpful especially at the restaurant underneath the hotel. The building itself, although very clean, was very tired, needing a bit of TLC and the shower was almost impossible to operate without getting scalded. Our room was also out in the main stair way to was quite noisy with people walking past the door quite a lot, it did have a beautiful view from the window though. I was expecting the hotel to be nearer the town centre however the walk to Princes st was very enjoyable and it meant that there was no noise from the town. Be prepared for a lot of walking if you are staying at this hotel.
