Not worth $100 per night or more

Facilities are very outdated. Phone in room did not work. Lampshades were tattered. You had cot been thoroughly cleaned in long time. The sheets had bloodstains. Had booked for Saturday night not knowing if we were going to make it all the way I. The night before. We tried to call desk 3 x. Put in hold each time and forgotten. So went through Expedia for more $. At hotel explained to desk clerk that we had a separate reservation for the next night in the same room type and that we wanrbted to combine them as to stay in the same room I might as well have been speaking to her in ancient Egyptian because we ended up being charged three times for two nights. Morning desk clerk no more helpful, saying it would correct itself after The evening audit. it didn't. So I will have to work with Expedia to see what can happen. Only positive was that the bed was comfortable

Close to the campus, good price.

This is usually where we stay when we come to visit our daughter at KU. Over the past 4 years, I've noticed a decline in cleaniness. I feel the hotel needs a slight makeover to give it an 'I've just been remodeled look'. A nice coat of paint would be refreshing. We are coming back to Kansas in May, and we are not sure if we are staying here again. Overall, I would give it a 3.5 out of 5. Staff was nice

Pros: NOT BAD FOR THE PRICE!!
This hotel is not bad for the price..............free breakfast was ok, seemed clean, good hotel if your trying to stay cheaper!

Avoid this hotel.

The room was dirty, the hotel was in in disrepair and dirty as well. The breakfast was far from appealing... I will not stay here again.

In town for a tournament

Pros: The front desk was polite and accommodating the entire stay.
Cons: Breakfast choices were poor. Eggs would help. Bacon or sausage too.
Location: So close campus and downtown. Very easy to navigate.

Don't pay $160/night like I did!

Location: Lots of close restaurants and a fun bowling alley.
We needed a hotel for the weekend but it ended up being the KU homecoming weekend so there weren't any hotels available. We paid WAY more than this hotel room was worth for 3 nights. The hotel is in serious need of an update. The beds were so uncomfortable, my back hurt so bad after 3 nights, I could hardly walk. There was a stale French fry next to the nightstand when we arrived and a layer of dust around the edges of the carpet where the vacuum doesn't reach. No one ever cleans by the pool. One night there were a bunch of used towels by the hot tub with a banana from breakfast sitting under them! When we arrived, the entry to the hotel smelled like everyone had been using that for their smoking room. Yuck. I will never stay there again.

poorly kept

Pros: It was quiet and close to highway
Cons: room cleanliness and upkeep of property
Location: highway nearby
given key upon check in, went to room to find that there were empty beer bottles in room and the bed was not made/clean. Went to get a different room and was given a room that was very musty, water stains on bathroom wall and bedroom ceiling/wall with peeling of the drywall. It looked like it had been a problem for a while that was not addressed. Didn't go ask for a different room, we already went from bad to worse and was worried about the next option.
