The area not great, unpaved road, subject to flooding. Across from residents living in metal houses. So not a nice view. We reserved a deluxe studio. The bed was basically on the floor, the frame was so low. And the mattress was terrible. Sunken in the middle and hard, got home with a stiff neck and sore back. The toilet wouldn’t work at times. Hot water lasted about 5 mintues. Basically, the AC was the only good thing. Staff is friendly. Housekeeper expected a tip everyday. Restaurant in the hotel, which was convenient but will not be staying here again. Don’t be fooled by the pictures.

Property is very old. The pools are very old have rest on them very dirty. The pictures online are older pictures. The property does not look like that. Also, the property is sitting in the middle of nowhere is in a unsafe area.

I cannot tell you guys about how much I recommend this place and how I have no words to describe The wonderful time I had at this hotel I loved every single moment of 5 days i stayed at this hotel. The staff from front desk to bars to resturant, housekeeping were is so nice and so willing to help, even though we had language barrier. The front desk person specially were so helpful, they are so quick to answer all your questions and so quick to help with whatever you it.

This was the WORST EVER experience!!!!!!! When we arrived, there was NO ELECTRICITY. The guests were in an uproar and the hotel employees (who hardly spoke english) cancelled everyone's reservations. Everyone had to run around Tulum at night, looking for a new stay. However, the hotel guranteed a full refund for the 3 nights. I GOT NOTHING!!! I spoke to several representatives from Expedia and they stated that they could not contact the manager. I went back to the manager and she promised a refund. Again I contacted expedia and still, I did not get compensation for my 3 nights and 4 days.

What a terrible experience we had ! This hotel will extort you for everything you have. First off, we booked The penthouse toom because it comes to the kitchen so that we could hire a chef for my birthday, and cook for me… Well, after the chef started cooking, they told us we had to pay an extra $100 usd or They were gonna call the cops on us… which is crazy. The manger is a terrible person and if I had known I would have never ever booked here. She is disrespectful and money hungry. Along with the other lady that’s a manger . I will continue writing reviews about this place on every platform as people need to know what they are getting into. I did see on tik tok that people were saying the cleaning staff was taking stuff out their room, but here I go being Naïve and booked it anyways . So this is an honest review . They were mad our chef came to the room because their chef is not getting paid for the service but the food they have here is nasty and there is never anyone in the kitchen making food. The second issue was that fact they charge people for any stains on the bed ? Lol especially makeup , granite I have not been wearing make up or anything and we had to wait 3 days just to get clean , half fresh sheets .. which still has stains and they said it’s oxidation.. they brought us up dirty sheets that looked like they washed already but the blue stains didn’t come out and they said it was us, mind you we were never even in the room all . Never again!

The property was beautiful but appeared neglected. Many of the balcony pools were green. There was a small cement trench circling the garden - the water was also green. Chair on our balcony was rotting and had metal sticking through. Bathroom sink and faucet had a sticky substance I had to wash off before we could use. Kitchen faucet as well. Kitchen counter sticky and cloth came away black. One hand towel and two bath towels, no face cloth. We bought dish soap so we could clean the area. No dining options nearby and taxis very expensive. We are happy to walk generally but it wasn’t really an area it was safe to walk in the dark. We checked out 3 nights early.

I am writing to address the issues my husband and I encountered during our recent two-week stay at a property we booked for a vacation. The property did not meet our expectations as it lacked several promised amenities, appeared to be under renovation, and some areas seemed to be in disrepair. We did not receive the promised daily breakfast, the restaurant area appeared condemned, and the spa was under some renovations. Our initial room had a strong, unpleasant odor, and the second room we were given had issues with cleanliness. Several advertised amenities were not accessible, and we had internet connectivity issues. Attempts to request a refund and relocate were challenging due to unreliable internet and service in the area. In addition, the directions to the property were inadequate, and the route to the location was disconcerting, particularly after dark. In summary, our experience fell well short of expectations, and we hope these concerns can be addressed. I would like for Expedia to reach out to me by my email or phone number on file. Thank you.

We don’t even bother checking in. The facility was run down, dirty, smelly, the pictures were inaccurate, pools were dirty, bar was closed permanently let alone the swim up bar advertised. There were barking dogs everywhere and the restaurant was only opened occasionally and with a limited menu. This is not at ALL what was advertised and we were certainly not going to stay somewhere that we felt unsafe and dirty.
