Pros: close to everything
Nice hotel, close to everything if u can walk! friendly staff, kitchenette in room makes it cheap to stay (IGA grocery store up the street). Our room was quiet even though it was next to laundry

Great location, dated facilities

Cons: Needs update in a serious way. Cleaning and maintenance need improvement.
I was pretty disappointed in the condition of the hotel and the room. The facilities are dated, like back to the mid-90s, in color (teal, pink elevator) and finishes (mirrors everywhere). This hotel is due for a serious overhaul. The carpet in the room was frayed at the seams. The furniture was older and uncomfortable in the living room area. The bed was over-soft. The AC didn't work properly and the room was too warm. The bath was cramped, the toilet didn't flush right. The dressers were painted a burgundy color and looked like they had several layers of paint. The kitchen was just old and awkward. The room was not cleaned well, there was hair and dust in the corners of the bathroom, the top edge of the trim looked like it had not been dusted/wiped down for ages. The location is great, walking distance to shopping, restaurants, gastown, Chinatown, Beach avenue, BC Place, easy freeway access.

A very disappointing 3 1/2 stars

Pros: k-cup coffee maker
Cons: Fix the wifi. Improved front desk staff that are more helpful.
Location: Walking distance to the stadium.
The first disappointment is the room itself which looks dated and is very cramped. For example, there is a wall 12 inches from the front edge of the toilet. Opening the sofa bed leaves no room at the front of the sofa bed since the table must go there. While this is unfortunate, the biggest problem is the horrible wifi. There was no reception from the bedroom and only occasional reception in the living room. Do not expect to be able to use the wifi on a consistent basis. The problem stems from the wireless router/repeater being adjacent to the elevator doors. If your room is more than a few rooms away it will be unusable. We complained to the front desk, hoping that we could be moved rooms (we were staying several days), but they blamed it on a reset. It was still problematic after the reset. After having stayed at another 3 1/2 star hotel listed on Expedia this establishment didn't feel in the same class.

Checking In

Cons: Checking in
The hotel has a good location, is clean, and the staff are helpful. That said, checking in was problematic. The room wasn't ready (fair enough as I arrived early) and I was told to give them 2.5 hours to get things in order. It took over 5 hours before I was able to get a room. I wasn't happy.

Hotel with the Convenience of Home

My family and I stayed at the Robson Suite Hotel in April 2016. Our overall experience was good. I really liked the convenience of having a mini-kitchen in our room. The hotel itself is located in a good area near many restaurants, shops, etc. There is parking in the hotel, but the spaces are rather tight. So I recommend renting a compact car if you plan to drive. The overall state of the hotel is modern and the rooms appear to be well maintained. Good value for the money we spent on our stay,

Was expecting better...

Due to my work, I pretty much live in hotels. And I deffinately saw no difference between the $70/night and the Rosedale. Room was average, they need another elevator, the A/C wasn't working properly, felt like housekeeping was trying to get us to leave on check out morning, front desk was pushy with my over-size stuff I had them put away, and tried to charge me for parking when I had no vehicle there. Won't return.

Big suite rooms and very convenient location

The rooms were very clean and we got a free upgrade. I really liked the suite rooms and the one bedroom and living area setting.
