I stayed in one of several ground floor (actually semi-basement) rooms that opened directly off the relatively quiet street.
Noise was a major issue. This was for three reasons: (1) a window facing street and hidden outside by shutters and inside by curtains behind desk was left ajar. Closing it required moving desk, and a shorter person would have needed to stand on a chair. (2) Noise travelled from floor above easily - everything from footsteps to phone conversation was audible at 2am. (3) During heavy rain, the gutters somehow ran internally above the bathroom ceiling creating an echo chamber of dripping water noises!
The front desk was not open for all of the advertised hours.
I only stayed because I got three nights for price of two and location was conveniently close to the old town but not on busiest strips.

The quality of the building is very good.
The room we had (junior suite) was well laid out. The bathroom was very nice. Only downside was that it did not have a bathtub; it was a shower only. But it was a nice shower. There is a hot tub and sauna that is bookable. We did that and enjoyed it.
The staff are very professional and nice. They speak fluent English. In particular, I want to give recognition to the hard working Diana in the restaurant. The breakfasts every day were very helpful. Plenty of options. We always ate a big breakfast to fuel our long days of Croatia exploration.
There is a rooftop cafe!
The only downside of this hotel is its location. It is fine and I have no problem with it. However, it is not "walkable" for some people. For me, no problem. We walked to Diocletian's Palace in about 20 -- 25 minutes. There are two short turns and then a main street takes you directly to the old part of the city. The advantage of the hotel location is also that it's easy to take a car into town or out of town. It's a ~$10 Uber ride to the ferry or Palace. It's also easy to get onto the road and towards places outside of Split, like the Fortress or onwards to Trogir, etc. Overall, I actually think the location is decent. One side of the hotel faces a busy road, so perhaps choose the other side if that's an issue for you. We faced the road but found it to be quiet at night.
Overall, this was a very positive experience!

Great location on the Split promenade next to Diocletian Palace site. Large room, comfortable chairs, nice view from sea view premium room. Only negatives 1) linens were pretty worn, one towel literally yellowed, another frayed, bed not very comfortable and scratchy. This seems to be a common problem for all hotels we visited in Bosnia and Croatia. 2) Older hotel with few options for hooking up electronics such as phone chargers. We had to use the plug next to the door and use an inverted trash can as a makeshift table for our phones, etc.
