Family-friendly vacation home in Woodbridge
This charming Victorian Farmhouse is located within the peaceful rural setting of Boundary Farm, 1 mile from the historic market town of Framlingham and within easy reach of the Suffolk coast. It's full of character retaining many of its Victorian features such as open fire, wood burner, wooden floors and sash windows. It has been tastefully furnished to a high standard to offer luxurious and spacious accommodation, gardens and meadows. Ideal for all ages and gatherings of friends and families.

The Farmhouse is set well back from the road that links Saxtead with Framlingham and there are public footpaths and bridleways nearby in abundance.

Boundary Farm is located on the edge of Saxtead village which has its own pub – The Old Mill House, and English Heritage’s Saxtead Green Post Mill, which dates from the late 1500s, is still functioning and well worth a visit. Both are a short stroll from the farm.

The historic market town of Framlingham, complete with castle and mere, is five minutes by car or about half an hour via the footpaths. Less than half an hour’s drive away are the beautiful Heritage Coast towns of Southwold, Walberswick, Dunwich, Thorpeness and Aldeburgh to name just a few of the better known places.

Access and parking: entry is via a private driveway. There is ample car parking space beside the accommodation and storage for bikes if needed.

Dating from around 1850, the Farmhouse is full or character with sash windows, original fireplaces and herringbone brick and wooden floors. The rooms are comfortably and tastefully furnished, spacious and light. The house has easy access to a large front garden, rear terrace and shared lawn and the surrounding grounds.

The Farmhouse has a Visit England 4 star rating.

Grounds: To the front of the Farmhouse is a large lawn with bushes, mature trees and a pond for the exclusive use of the Farmhouse guests. To the rear of the house there is a sheltered sunny south facing terrace and lawn that is absolutely perfect for that evening Pimms and barbie (the lawn is shared with the Hayloft and Cart Lodge). Further afield there are literally acres to be explored and enjoyed.

Living Area: Overlooking the front lawn is the Family Room and a Sitting Room, both of generous proportions, comfortably furnished and with open fires. The family room is cosy and designed for snuggling up in front up of the TV, whereas the sitting room is elegantly stylish and ideal for reading a book in peace and quiet or pre-dinner drinks perhaps.

The big dining room’s main features are a large brick hearth with a wood burner, a herringbone brick floor and views over and a door to the terrace and back lawn: a great spot for long, lazy dinners!

The kitchen: is a modern light and airy space and overlooks the garden with doors onto the terrace and is fully equipped with all the necessities of modern life including an oven, induction hob, fridge/freezer, microwave and dishwasher.

Bedrooms: Both Bedroom 1 (double) and Bedroom 2 (twin or double) look over the front garden, have feature Victorian fireplaces, sash windows and wooden floors. Bedroom 3 (twin) is dual aspect with fabulous views to the south and west over the fields. Bedroom 4 (double) enjoys views to the south and has fitted wardrobes.

Bathrooms: Upstairs is a spacious and light family bathroom with a free standing bath, shower, washbasin and WC. Downstairs is a newly refurbished wet room with shower, washbasin and toilet.
Guest accommodations at this vacation home offer fireplaces and DVD players. Rooms open to patios. Kitchens offer refrigerators, stovetops, microwaves, and cookware/dishes/utensils.

Great location.
The property was a bit of a disappointment for the following reasons. 1) The advertisement doesn't make it clear that you have to share the rear garden with two other holiday rentals. 2) The coffee/tea mugs were grimy and needed cleaning. 3) The kitchen taps need renewing as the hot tap jammed open at one point and needed a considerable amount of force to shut it off. 4) The downstairs shower was very low on pressure. 5) The gardener came into our outside dining area while we were in the house which was an invasion of our privacy.

Boundary Farm - not as expected
When we booked this property it was with the owner Tina through “Home and Away” last September. At that time two of the main reasons why we were attracted to that property were the “astounding views” across the meadows when sitting in the garden and the “Games Room” for my family’s use. We were completely unaware that this property had been sold until the second payment became due in March when both Home and Away and Air Manage Suffolk were asking for the balance. I eventually cleared this up with AMS who explained the new ownership …. and I paid the balance. No-one mentioned that the property had been altered. We then noticed a few weeks later that the new entry on the website for Boundary Farm no longer showed a Games Room so we did question this just before we came down and were told that it had been removed by the new owners. AMS did not advise me of this prior to the second payment nor was there a reduction in the payment to reflect the fact that this facility had been withdrawn. Additionally, when we arrived at The Farmhouse I was greatly disheartened and shocked to find that the advertised ‘lovely views across the meadows’ had been replaced by a brick wall and had been fenced off – which meant that the area we shared with the adjacent property had been vastly reduced. I would not have taken the property had I known. We were banking on the extra space due to the fact we had two small children to entertain. Then when we arrived other issues emerged. There were no sun parasols and the temperature had soared so we were restricted in our use of the patio . We communicated this immediately to on May 29th (the day we arrived), along with the fact that the DVD player was broken …. but they never acknowledged or replied to this. The next day May 30th I phoned to once again ask where the sun parasol was and was told that they didn’t think this property had one. I countered that the booklet left on the table assured me there was one. I was questioned about what booklet I was looking at. By this time I was getting angry. Later on that day the parasol arrived. Another day though that could not be enjoyed in the garden due to the heat. We then became concerned that in the evening when it had turned cool we couldn’t get the radiators to work. In the end we phoned again and we were offered four electric heaters since apparently there was no oil for the central heating boiler. Unbelievable.

Tina did an amazing job of hosting our family stay, it made our Christmas! From a Christmas tree and decorations, to the welcome basket of goodies in the kitchen, all great touches. The building is an old farmhouse, so a few areas where the age is showing, but it all added to the charm. We loved having the open fires and the rooms are beautiful and exactly what we hoped for. Only area we would give for improvement at some point, is the dated washing machine and tumble dryer.....they are noisy and take a long time to complete their cycles....but we put them on before going for walks in the beautiful local countryside, so it didn’t affect us greatly. A great stay and would recommend to all my family and friends, thanks Tina

Family Staycation
A beautiful house in a great location. A fantastic space for families to play, relax and reach the coast. A few niggles (issues with shower) but hosts dealt with promptly and hassle free, and even though it wasn't fixable in our stay, still didn't prevent us still having a super holiday.
