Foosball, ping-pong, river access, lounge on the back patio, BBQ, socialize, and play some corn hole—a great place for families and friends that want to bond. This home is in a subdivision and is not secluded from other people. The benefit of being in the neighborhood is that it is one of the few areas in Three Rivers where it is safer to take an evening stroll or bike ride. In the backyard, you can listen to the sounds of the river and stare at the stars while relaxing on the patio. Enjoy three Bedrooms, two bathrooms, over 1600 square feet of house space, and a large backyard patio for family gatherings. We have a game room, living room, large kitchen, and three bedrooms for everyone to spread out. Come check us out! \*\*\*This River Location is SEASONAL and not guaranteed to have water. If it is important to have water, please inquire BEFORE booking your reservation. \*\*\* You can only access the river directly behind the house and cannot walk up and down the river bank. Everything is private property; please do not trespass. The river is seasonal and not guaranteed to have water year-round. Smoking is not allowed on this property, inside or outside. Any signs of smoking, vaping, etc., will result in a $250 acceptable cleaning fee. Parties and late-night social gatherings are prohibited, and quiet hours are 9:00 PM to 9:00 AM. The backyard is so inviting and the patio overlooking the river is beautiful. The kitchen is big and fully stocked. We had fun playing cards at night in the game room. The kids enjoyed the foosball table and ping pong table. The only thing we didn’t prefer is that the master bathroom doesn’t have a door, just a shear curtain which the kids didn’t like due to no privacy. Overall a fabulous stay! ##### Amy R. The river was low and calm when we stayed here which worked out perfectly for us since we have a 2 year old. She was so fascinated and every morning she wanted us to take her down to the river. It's truly such a beautiful scenery that words can't describe. The backyard area is perfect to hang out. The house is perfect, clean, and spacious. The kitchen had all the things you need for a functioning kitchen. Loved the dinning room table as we were able to all sit together to eat. The foosball table in the play room was a plus! Now for the little things that count: Mrs.Meyers hand soap was provided in each restroom and kitchen along with Dawn dish soap. The property is just minutes from the brewery and also from the park entrance. We will definitely be coming back! The property is located in a lovely neighborhood yet very secluded and safe. The home is spacious and comfortable. Everything was very clean. Shiela, the property manager was prompt when answering my emails. The kitchen is large and open. The great room (garage conversion) has a wonderful large couch. The couch is not the one posted on VRBO. The furniture has been changed a bit from what is posted and we loved it. The outside was so beautiful and we had visitors…2 deer that came every day. Our last day there we stayed at the property to relax and take in the beauty of the area. As we sat reading in the gazebo the deer came right in the yard and sat on the turf area not far from us and they actually stayed quite a while but did keep their eyes on us. The mountains views, the river right on the property and the deer. WOW! Also, the entrance to Sequoia National Park is right out of town. The town Three Rivers is small and charming. Great layout - enjoyed the couch in the game room. Plenty of room for large groups. Had to leave the property for a few hours due to a wildfire close by which resulted in all the electricity to the town being shut off. Owner did a good job communicating that we needed to leave and kept us informed as to when we could go back to the house. Had some challenges with little flying bugs inside the house ##### Brenda k. Our family enjoyed our stay at this home. There was plenty of room for the four of us! The house was well stocked for our stay. We made breakfast daily and grilled steaks on the patio BBQ. My husband and I enjoyed our morning coffee outside listening to the sound of the river. The AC and fans were definitely needed for the high temperatures we experienced during this July trip. The house is close to everything. We spent a day in Sequoia National Park, rented a boat on the Kaweah Lake, and visited some of the local businesses. We had a great vacation! ##### Amy S. Kitchen was great if you want to prepare your own meals. Patio space was beautiful for hanging out! Does not have a large dining table to seat all for meals but between seating space next to kitchen and patio space it was not a big deal. Sequoia and King's Canyon are wonderful, plan on doing a bit of driving as it takes an hour to two and half hours to get to various parts of the parks. ##### Christine B. We visited Sequoia National Park, went to the local honey holes to enjoy the river, walked down to the river from the house to catch fish and frogs and got to enjoy local ice cream. House advertised as described. Spacious with good heating and hot water. Beds were comfortable. Loved the foosball and the outdoor ping pong table (even in winter!). Large bay window looking outside at the river and mountains. Very close to south entrance of Sequoia National Park. Only downside but out of control of the owner was that internet connection was spotty bc of the unusual wet weather. There is wifi so when signal is strong wifi is available. There’s a village market 1.5miles down the street. It’s very pricey but is a decent grocery store with meat, produce, dried goods, frozen and alcohol aisles. ##### Krisy F.
