it was fine and the room was clean. i had my one year old son play in the room and he found some places that the cleaner missed. but i would have never seen it if my son hadn't been such an explorer.

We really enjoyed how quiet it was, and the staff were friendly, and helpful. We felt the beds were comfortable, but the linens, and towels, didn't seem as clean, or fresh-smelling as we would have liked. The carpet on the floor was spotted, and stained, but overall, the room appeared decent, and we decided we would gladly stay again, especially considering the price. The breakfast was good, hot, and plentiful, and we loved that there was white gravy with no sausage in it, as we prefer, for the biscuits, and eggs. All in all, we felt Twelve Oaks Inn was ideal for our needs, and we liked staying there!

Everything was right for the money but and this is a big one the breakfasts absolutely sucked the breakfast lady Dawn was amazing but what they have her cook is awful

Room was clean. The room didn't get cleaned while we were there, but they did come empty the trash and replace the towels. That was perfectly fine with us. We really enjoyed the pool. The breakfast would have been better with some bacon or sausage, but we were able to get full on what they offered. Everyone we delt with was very nice and i would definitely stay again.

The first night we stayed there we had clean towels the second and third night. I had to go upfront to the office to get clean towels for both nights the floor or the room was not cleaned at all the second and third night we were there.

Good location. The breakfast was good even though there is no meat included. The area around the property was quiet and safe. This is our second time staying here. This is a great , economical place to stay.

Beds were older and not the most comfortable. Room was clean. Had a "family" room even though we only needed 2 queen beds. Had 2 queen and a king in this room. Was nice with small fridge and microwave. AC was phenomenally cold. They were accommodating letting my friend check in as she arrived before me.

Everything was clean and neat. My only thing to mention, not really a complaint is that the shower gives short bursts of very hot water as other guests use the water in their rooms.

Parking was easy, and the front desk staff were nice. However, there were a lot of flies in the bathroom area, and of the 2 beds only one had a mattress topper. So that one bed was decently comfortable, but the other was hard and full of springs we could feel.

It's a place to lay your head.
There is no microwave in the room. That's not a deal breaker, but nice to have. The ice machine is broke down and you have to go to the lobby to ask for some. They're keeping it in an ice chest. If I want ice, I like to just go to the machine whenever I want it and not feel like I'm taking the last of it. They also don't have a snack machine, but they said they have snacks in the lobby. You just have to ask what they have. I took my son down to the pool, but it had leaves in it. I would have scooped them out myself, but they didn't have anything out there to use. Breakfast wasn't bad. Biscuits, gravy, scrambled eggs, cereal, muffins, bagels, toast, and some pastries.

Friendly staff at the check-in desk. Standard motel room with double queen beds in the room. Because the price was so reasonable (and there wasn't an up-charge of additional fees like with other hotels and condos in the area), we opted to get two rooms here for a far better price than a two bedroom condo style accommodation. I was truly impressed by the breakfast they served at this hotel. Nicely seasoned scrambled eggs, biscuits and peppered gravy as well as toast, bagels, three varieties of danishes, blueberry muffins, yogurt, cereal, oatmeal, apples and condiments such as cream cheese, peanut butter and jams. Orange juice, apple juice, coffee and tea are also available. All in all, a pleasant stay for the price!

We love this spot. It’s not a five star hotel. But I don’t need that. It’s safe, clean, has breakfast. The beds are SO comfortable. It’s a great location if you want to go to Silver Dollar City. You avoid the strip and just hop on over.
