I walked into a rancid smell in lobby and thru ought the hotel and room, my room was disgusting with badly stained pillows, bugs. I addressed the problem with front desk and they offered me new pillow cases?? Not pillows .there was no complimentary breakfast or coffee, was told to go to wawa and not use their vending machines because they were unsafe? Needless to say I saf in my truck all night after asking to cancel my room . They replied I couldn’t cancel. I had booked for 2 nights. The next morning I walked in and showed the new desk person the pictures I had of room and they agreed to cancel the following day and give me a full refund for 2 days. I would never let anyone I know stay there. Zero stars…

Ive stayed at this property numerous times in the past. This time will probably be yhe last. The property itself is fine the room was mediocre at best. Out dated and needs to be refurbished. I was there for a month and bought the better internet. Dont its no different than the normal internet, waste of money. Room key stopped working about 2 weeks in, you have to call customer service and they call the nightshift attendant to come fix your card. Wouldnt of been bad if i didnt wait 10 mins just to get to my room and the key still didnt work. So back down to the lobby to call again and wait another 10 mins. No one at the desk till 9am. And for a hotel thats known for there kitchen rooms they make you buy the pots and pans. Plates, silverware, cups....ect. total price for that stuff about 70 bucks. No longer worth the money they charge if nothing is going to work. On the plus side, the bed and pillows were comfortable anf i always had hot water.

Stayed here for a local conference and was wildly unimpressed. The hotel is old, the appliances are rusting and the towels weren’t clean. The location is good if you need to be in the area, but not otherwise sure why I would visit. Queen of Prussia is nearby but it would make more sense to just book something there. Philly is about 40min to an hour away so that’s good but again, you might as well book a stay there. The service staff were very sweet so I applaud them for their kindness. Truly! The room itself smelled musty and there was dust on nearly everything. I mentioned rust on appliances and walls are paper thin. I could hear everything a full 360 in every angle. If I wanted Dolby Atmos, I’d go to AMC. The lingering feeling really was the smell and uncleanliness. Will not be staying here again. Again grateful to the staff but I was too busy with the conference to bother with asking to address my concerns with them.

This facility was the worst hotel we have ever stayed at. We had very limited towels and no hair dryer. At 1 am, we found out there was no hairdryer and requested for one, the response we received was shocking. We were told to dry our hair with towels. Furthermore, the management later told us that we were expected to bring our own toiletries! We have stayed at many hotel across the U.S. and also internationally, we were NEVER told the expectation was to bring our own toiletries and a hairdryer. In addition, the room itself was in a horrible condition. This is a farce. We will NEVER stayed at this hotel again.

Incredible that the hotel does not provide any standard "convenience" supplies except one-time minimal ones. You are expected to bring your own trash can liners and empty the single tiny wastebasket into a dumpster in the parking lot. You have to pay for extra toilet paper as well as sheet and towel replacements. The cabinets are all completely bare, but you can buy minimal kitchen utensils and dishes from the hotel for $30 or $40. NONE OF THAT IS DESCRIBED ON THE WEB SITE BEFORE YOU MAKE A RESERVATION.

The lady who checked us in was super nice but the room was absolutely disgusting. Bugs all over the floor bathroom wasn’t clean. The entire hotel plus our room smelt like cigarettes.We had no choice but to stay but I debated on sleeping in my car. We brought food back to the room and we all just stood up eating cause we didn’t want to sit. We slept on top of the covers and thank god we had our own throw blankets in the car and we used clothing to cover the pillows. I will never stay at one of theses hotels ever again.

This hotel is awful. The staff is even rude and unhelpful. There are roaches, people sitting in chairs by the no smoking signs smoking, kids running up and down the halls while adults curse at them. Disgusting room sink leaked all over the floors were disgusting. Desk closes at 10pm and I have no idea what time it opens left one morning at 8am and no one was at the desk. Absolutely disgusting and rude people. Don’t stay here. I will be contacting extended stay to let them know as well. If I could give zero stars I would.

Absolutely disgusting. We boarded our dog for this trip and think he stayed in a nicer place than this. We had 2 towels for 3 people for 1 week and were told we'd have to pay for more. Our room was never cleaned BEFORE we arrived and it was never cleaned while we were there. We asked for clean sheets and were told we would have to pay for them. We disagreed but we needed towels and sheets so caved and accepted the upcharges, but were never given towels or sheets. Meteors must have hit the mattresses at some point because they were sunken in at least 6" on the sides. The furniture was busted and broken and there were so many patches on holes in the walls from the UFC fights that took place in the room. Property details state the front desk is open daily from 9AM - 10PM which is false advertising. It was closed from Friday morning until Monday morning. Luckily I did find multiple NEC violations that I WILL be reporting.

I'd rather pitch a tent, stay here ever again!
I flew up to Pennsylvania to finalize her move to Georgia, so we decided to spend our time together at the Extended Stay America Select Hotel in Malvern. Arriving late the night clerk Bethany met us and signed us in, this was the high point of our visit, during which time she informed us that the free coffee and breakfast that was advertised was no longer available. I thought that was bad enough, but no there's more, much more! We were also told that there would be no maid service as we were stating seven days, meaning no one to straighten up the room while we were out at any time during our stay. If we wanted to exchange bedding, towels, and washcloths it would cost us $1.75 per exchange, so the best thing to do would be to bring, yes I said bring everything all at once to the front desk to be exchanged for the $1.75 fee. The shower wall was stained due to inadequate cleaning, the hair dryer was not in its holder, rather it was found under the sink in the corner out of reach. No Frills is exactly the right motto for this place, within the bathroom, there was one, only ONE bar of unwrapped hand soap, no shampoo, conditioner, bath soap, nothing of the kind! Thursday morning my stomach urged me to the bathroom where I deposited a larger-than-ordinary amount than the toilet could manage. So after waiting and repeated flushes, it was found that a plunger was necessary, now comes the really fun part! I went to get a plunger and there was only one old plunger in the hotel

Horrible Place
Only one light in the room worked, carpeted floors were filthy, floor in kitchenette area had a sticky substance on it (like jelly) and when I went to wipe it off the floor, the towel was black because the floors hadn't been cleaned in quite awhile. Found hairs in the bath tub and on the towels. Called to get a toaster and utensils, was told they didn't have any. When I spoke to the person at the front desk, all he could say is I'm sorry you had a bad experience but we look forward to you staying again. Will not stay yhere agin and can't believe how much they charge for a filthy room that nothing works. Ver disappointing.

There room was not clean. The bed was made yes but there was dog hair everywhere on the floor and we had to get a broom from house keeping to sweep ourselves. When doing that we found several dead roaches and alive baby roaches. I would of left but we only were staying for 2 nights and had checked in at 130am anyways. We had to keep all of our clothes in our car for fear of bringing bugs home with us. The moment we walked into the room the smell of fresh paint was so strong we had to sleep with windows open the first night. We will never be staying at this hotel ever again.

Needs a makeover and a DEEP clean
Bathtub was dirty but they cleaned it. Floors were not as described- photos show carpet they were hardwood that had not been mopped. Entire place needs refurbishment- worn or damaged countertops, chipped and scratched furniture. Back door swipe didn’t work and the lock was broken. Overall I am glad I got a discount. Won’t stay here again.

Rusty fridge
After driving for 10 hrs… couldn’t check in because all ESA hotels internet was down. They suggested we go get dinner. I wanted to rest. Came back after dinner and the lady had to create a hotspot in order to check us in. Went to room… fridge was covered in rust like it had been taken from a Goodwill store… otherwise clean

Don’t Do It!
There was roaches in my hotel room. I noticed after I was already there a day. I was checking out the next day so I didn’t bother to say anything. I just didn’t bring any of my things into the hotel, which sucked! I stayed at a friend's house mostly and only went there to sleep. I would never return!

It was disgustingly dirty. Water I came out of the shower onto the floor and I used a towel to soak it up. The towel was filthy black! There was urine around the base of the toilet. Cobwebs and stink bugs everywhere! You could hardly see out the windows for the dirt! It was more like a tenement than a hotel.

Love the location
I'd stayed here before because of the location- trees everywhere around, a good-sized park area right across the road. Staff is very friendly, room was tidy. Good experience- will likely stay here again.

Blankets are an important requirement for hotel rooms. Mine had none. The heater was too loud to use, so I bought a blanket. The overall vibe of the hotel was creepy-people in the halls, kids running up and down, ambulances and police cars…I would not stay there again. And what is the point of paying fir a room with a kitchen if you cannot get anything with which to cook or eat???
