“We have stayed in hotels/B&Bs all over the Hill Country. We stayed in the good, the bad and the ugly. This one is in a gray area between the good and the bad. This is an older propery. Fairly well kept. The furniture is cheap and unattractive. The mattress was ok, just very loud when my husband would turn over. There were bugs...mind you mostly dead, but still bugs. Not a huge deal b/c it's in the middle of a tiny forest. We did enjoy our stay but I have suggestions: 1) Check all lights before……

“This was a great house out in the country away from the city lights and just what my girls and I needed. I was coming from Dallas and one of my other girls came from the other side of SA. We had a blast! It was the perfect place to unwind in the evening and enjoy the morning sunrise with a cup of coffee without the stress of the city!”

“My daughter and I stay here for our annual Mother daughter trip. It was our first time to Fredricksburg and the owners were so kind and gave some wonderful recommendations. We loved the charm of this house and the location was wonderful. Just a few blocks from downtown. We took the bikes for a ride one night and found a great restaurant just a couple blocks over and then cruised around downtown to do some window shopping. We loved our stay and will be back again someday.”

“Me and my family went to this property to view the total eclipse and enjoy some time away from home for a weekend. While we did catch a lot of clouds for the event the rest of the stay was quite enjoyable. We had no issues staying cool with the great airflow of the property, keeping the mosquitos out of the barn, or making simple meals. We enjoyed the fireflies and my toddler had a lot of fun following the local cat and playing at Old Baldy and the Blue Hole Playground (both only a short drive……

“We really enjoyed our stay , everything you could need and much more . Very clean and comfortable bed . The shower was also a plus 😀 unable to fully see tv due to internet, however understandable considering location. Definitely will be coming back !! And will refer friends and family .”

“This was our second stay at the 1111 ranch and we have loved it both times. The guest home is tasteful decorated, comfortable and spotless. The view is stunning, the property peaceful. It is an excellent place to step away from the business of normal life, stop and smell the wildflowers, watch the deer, and slow down. We will stay here again.”

“ First why is this called blanco river resort when you get there it’s clearly Tillman resort, confusing? The cottages were very nice, clean, inviting. The closeness to the river was very relaxing and the property very well kept. We did not use the restaurant on site but a nice touch. The things I noticed it could use; the back door deadbolt did not work. There wasn’t tissues or paper towels for use. The bed comforters are too heavy for summertime use. My husband and I both had trouble……
